Inventory is up, slightly, and time on market isn't crazy at 57 days - brisk, but not frenetic. Prices are holding steady, but not increasing. Sellers though, are quite optimistic, showing a big jump in asking prices.

Home buyers need to be cautious as home sellers are actively "stretching" prices. Some homes will be worth the stretch. Others will not. Both kinds may sell - but if you're going to chase a home, make it a good one worth the stretch.

Home sellers see a strong market. If you have a luxury home (1M+) this could be the time to get out there, while rates remain low. Next year things could be different. The pressure on prices continues. We have a new high watermark in the HSI, and a new high in prices. Sellers are even more optimistic - pushing asking prices well above yesterday's closings.

What should active home buyers do in Hudson?

Be aware that many properties in Hudson are priced aggressively high - and will probably need to come down. Market time in Hudson is not short - so there is some pressure on seller to bring less than perfect properties back to a more orderly rise. Prices though, are at a record, so the good deals from last year seem to be gone.

After a sleepy start to the year, Hopkinton has caught fire. Buyers have come West, and they see value in Hopkinton. As a result, we see they aren't too picky on prices, as they have pushed prices paid to a record. Not all of the priceing data is in, but we'll know more in the next cycle.

Clearly, rising prices in Natick, Framingham and Ashland have probably impacted the sudden rush to Hopkinton - but much is the final availability of homes, long awaited.

Holliston report on single family homes looks pretty straightforward. No price jumps - up or down - , home transactions increasing, and inventories remain tight. We'll need more homes for sale for things to level out.

What should active home buyers do in Holliston?

Holliston still has some good values, but there are some segments of the market that are a little pricey.  That's what you should expect with over 18 months of pressure on prices, and that's what we got. The good news is prices don't seem to be headed up - yet - but they could move quickly with just a small demand increase at this point.

Well, home sales prices are at a new records, so it's a good time to sell, if you're ready to move. Homes in good condition will move fast, and homes with troubles can still be sold, when marketed properly. A solid market all around for the home seller.

Real Estate Sales for Grafton, MA - Home Sales and Real Estate Market Report (May, 2015)

The Grafton Homes For Sale Market Report

Grafton looks to expand on a new trend we've been seeing, and also has some mystery too - a fall in prices where there shouldn't be one. Let's see!

The HSI continues to climb, and inventories are headed down,

indicating that prices rises are near.

Overall, things look rosy for home sellers - the market is getting busy at the right time. Buyers aren't complaining, as sales volume is picking up nicely. The new trend that I'm seeing is that the last 3 months have been much, much busier than the previous three months. And really, we're talking about the last two months, because we know February was a dud. In Grafton, 91 of the last 125 homes have sold in the last 8 weeks or so, and that's a bunch.

 

They mystery is there's an apparent fall in prices paid. Note though, that the seller's asking prices have not fallen, so this is likely a result of some distressed inventory moving off the market, as investors start fixing and flipping the more risky properties.

 

 

What should active home buyers do in Grafton?

Things are busy - the most desirable homes are selling very quickly - a week or less. Those that need work or have less than popular locations are hanging around, and there are still some values, but they are moving fast.

What should potential home sellers do in Grafton?

Prices seem firm. When I look at the data though, there's still not a ton of pressure yet. Inventory is falling, and when it falls low enough, prices will spike. That spike is coming, but I'm not sure it's here yet.

 

 

Seller's aren't asking any more, but buyers have been

driving harder deals in this report.

The Framingham Homes For Sale Market Report

Ahh, a rising tide lifts all boats - until the tide goes out again. While the tide is certainly not going out in Framingham, we may be close to the high tide, for now.

 

What's with the water metaphor? Well, if you've been reading this space, you know that Framingham blew the doors off with the last market report, as sales went silly, and prices have been following. But now, with prices climbing ever higher - and quite quickly - we are seeing things slow - a little in Framingham. Let's see.

Inventory has almost doubled, but it would need to double again for things to really cool off. Not likely to happen anytime soon. But look at the seller's optimism! They keep moving the goal posts, and prices keep going up - and they will, until the buyers say "no mas" and start focusing on other towns.

What should active home buyers do in Framingham?

With this report in, Framingham houses are now just as expensive as many surrounding communities.  With prices at $209/ sq foot, towns like Southborough, Hopkinton, Ashland, and others are no more expensive - and Westborough is quite a bit cheaper. Yes, all those towns are not as close to Boston, but if you're having trouble finding something - or just getting tired of insane bidding wars - why check out what's there, and see what makes sense for you.  Go before everyone else figures that out - because they will.

What should potential home sellers do in Framingham?

Sell, Sell, Sell. If you want to move (to a town other than Framingham!), Now is the time. Yes, prices could go up, but the demand is near a peak, and the future is known to no one.

Real Estate Sales for Clinton, MA - Home Sales and Real Estate Market Report (May, 2015)

The Clinton Homes For Sale Market Report

Clinton checks in with some strange price activity - as the data looks to really jump around. What can we make of it? Let's look at the headline numbers.

OK, this one looks alright; transactions are down the HSI is down a bit too. Part of that is the lack of inventory that Clinton - and so many towns - are dealing with. The pricing information is a little whacky though - see the chart below.  for the past couple of cycles, homes in Clinton have been asking lower prices than they were getting.  That's right, the sale per square foot were over the average asking price.  How is that possible?  Well, a few homes, that had extensive issues, were priced so low they threw off the averages.  Now, those homes are in the pricing data, (they sold), not the asking data, so the sales prices of the ask are once again above the get - but we see the "sold" prices have fallen sharply.

What should active home buyers do in Clinton?

First off, don't think home prices in Clinton really have fallen off a cliff.  They haven't.  Just look at the ask prices, which are moving sharply up.  That shows a better indication of where future sale prices might be headed.  Home buyers will see some inventory, and not too many competitive bids, but Clinton doesn't have a ton, and the good stuff isn't sitting for long.  Prices are fair - in general - so do your research and bid with confidence.

What should potential home sellers do in Clinton ?

Overall, the sale of distressed property in Clinton means that market is finding buyers even for deep risk properties, and that general means prices are going to continue to go up.  Once the investors come in, things start to improve rapidly, as we've seen in other towns.  There is probably more upside coming in the next couple of years, but the market is good right now, and if you need to sell, it's not a bad time.

Charlton checks in and we see the early stages of the buyers heading west for Value. Here's the chart:

Buyers have begun to accelerate their purchases in the last few months - and are pushing prices up. Inventory levels - while not falling - are showing signs they might soon. Transaction volume is accelerating, and market time is dropping for homes on the market. Charlton still has a long way to go to be considered a "Hot" market - but things are heating up for sellers for sure.

What should active home buyers do in Charlton?

Active home buyers have choices - there's a whopping 77 homes on the market - so sellers are still competing against each other in most prices ranges. There won't be too many competitive bids, except for homes priced to sell in attractive locations. So you can take your time to find the one that fits your needs.

What should potential home sellers do in Charlton?

Home sellers should stay interested. Home prices are near the peak we saw over a year ago, and will probably keep rising for the next couple of months. It's a good time. Is it a great time? Well that all depends on how much competition you have in your "segment".

Roger Goodell, NFL Commissioner, has taken the unusual step of meeting with the media to discuss the four game suspension of Tom Brady, which was combined with additional penalties of forfeited draft picks and the largest fine ever levied against an NFL team. Notable quotes from the prepared statement and responses to the media's questions are below.

 

 

From the statement:

 

Rodger Goodell "Although I don't usually speak to the media about NFL discipline, there are enough far- fetched theories out there that I wanted to take an opportunity to set the record straight. Yes, when one looks back at historical punishments typically doled out by the league office, the penalty against the Patriots - for a minor rules infraction that probably had no affect whatsoever on actual games - looks a bit harsh. But this is the NEW NFL, and cheaters will be held to the highest standard to keep our game pure. No one is above the game, and all players will now be subject to new penalties for any behavior outside the rules, in an attempt to "get an edge". The rules are the rules, and there can not be any double standards for anyone. With this in mind, the following penalties in NFL games will be adjusted by the competition committee in the coming weeks.

 

1) Offensive Holding: Offensive Holding results in a 1 game suspension, and ejection from the current game. Repeat offenders will receive a two-game suspension, and then a three-game suspension and so forth.

2) Pass Interference: Pass interference results in a 1 game suspension, and ejection from the current game. Repeat offenders will be progressively suspended as per offensive holding. Pass Interference in the end zone will result in a 3 game suspension.

3) Roughing the passer: 2 game suspension.

4) Unsportsmanlike conduct: Suspended for season.

5) False Start: Opposing team gets 2 points. Offending player fined $500,000.

6) Defensive Holding: Ejection.

Jaqulyn Hendricks, New York Post: "These are routine penalties, that occur in every football game.  Aren't these penalties a little harsh?"

Rodger Goodell: "Aren't you listening? They are CHEATERS. These players are doing things against the rules to get an edge. I won't, I mean the NFL won't stand for that. Worse, after every penalty, the players whine and say (Godell adopts a mocking tone), 'Ref, Ref, I didn't do it! I didn't do it! C'mon ref'. Not only are they cheaters, they are LIARS too. No cheaters, no LIARS.

 

Greg Doyal, Indy Star: "Mr. Goodell, ...

 

Goodell: "Commissioner. Commissioner Goodell."

 

Greg Doyal, Indy Star: "Yes of course, Commissioner Goodell, ..."

 

Goodell: "Or just Commish. I like Commish."

 

Greg Doyal, Indy Star: "Commissioner Goodell, with all the suspensions, aren't you worried that rosters will be devastated?"

 

Goodell: "Possibly, but the league will have INTEGRITY! Think of the example we'll set for the kids. No Cheaters, No Liars."

 

Greg Doyal, Indy Star: (muttering) "No fans either..."

 

Goodell: "I'll ignore that! Next question. Bob?"

 

Bob Condetta, Seattle Times: "What will happen to players who are suspended for actually trying to hurt other players? I'm mean, this is just the ball, it's not like anyone one got hurt. What if someone steps on someone, on purpose, or kicks them in the groin with an attempt to injure? Wasn't Suh fined a measly $30,000 for kicking a player right in the cojones? And his suspension was overturned despite stepping on Aaron Rodgers, rather deliberately?

 

Goodell: "Well, obviously, those actions will result in ejection from the league, and they will have to surrender their phones to the commissioners office."

 

Jaqulyn Hendricks, New York Post: "Why do you need the phones? To check the text messages for intent?"

 

Goodell: "Don't be ridiculous! We need the phones so we can look at their private cell phone pictures. Many of the players have some pretty hot wives you know."

 

Jaqulyn Hendricks, New York Post: "You're not actually saying you wanted Tom Brady's phone just so you could check out some of Giselle's Booty pictures on his phone are you?"

 

Goodell:"No, not just me. Tom Wells thought that would be fun too. She's a Supermodel, you know. Besides, then we 'leak' the photos to the internet, and that's always a good time."

 

Bob Condetta, Seattle Times: "Commish, aren't you worried that this could impact the quality of the entertainment?"

 

Goodell:"How is that my problem? Let me be clear, I don't care if we have CFL rejects out there on the field, as long as they protect the integrity of the shield."

 

Mike Reese, ESPN: "Aren't you worried that the NFL's behavior is a double standard?"

 

Goodell:"Double Standard? Can you be more specific?"

 

Mike Reese, ESPN: "Well, you changed the Ray Rice discipline after already announcing a punishment. Isn't that pushing the spirit of the leagues' discipline policy?"

 

Goodell: "Listen, there were very specific reasons for that. Everyone knows that I didn't see the tape when the initial punishment was laid down. I needed an edge, don't you see?"

 

Mike Reese, ESPN: "Except that 'everyone' isn't so sure that you didn't see the tape, Mr. Goodell. Most people think that you did see the tape. And then you lied about it. Many people think it's 'more probable than not' that you are a liar, and cheater, making up the NFL rules to suit your own petty grudges."

 

Goodell: (Eyes bulging, spittle forming) "That's preposterous! NO CHEATERS! NO LIARS!"

 

Mike Reese, ESPN: "Well, you might be able to convince everyone if you just handed over your phone, so we could see the text messages during the scandal."

 

Goodell: "My phone? This is my PERSONAL property, Mr. Reese, and Nobody gets my phone. I'm about to break my own CandyCrush record anyway. Besides, I haven't committed a crime. I'm not a criminal. I haven't beaten anybody up, or committed child abuse, or intentionally tried to hurt anyone.  A minor infraction at best. "

 

Mike Reese, ESPN: "It's funny, that's what Tom Brady says too."

 

Goodell: "Alright, that's it. It's clear that the media doesn't care about fairness or integrity. I'm going back to my office and I'm going to suspend all your media privileges. You hear that? You're out of a job! This is the last time you'll screw with me! I'll suspend the whole 2015 season! I'll...."

 

It was at this point that the power to the microphone went out and a couple of Goodell security guards escorted him from the building. Press conference over I guess.

 

Well, at least it's all cleared up.

Boylston is starting to see a bit of a pull back - more caution by the buyers - and just a hint of growing inventory levels. Prices leveled off, and transactions slowed. Let's see!

Boylston was pretty hot in the last report, so some pull back makes sense - although other towns are seeing transaction rates fall, it's often due to not enough homes for sale. It's not clear if that was the issue in Boylston, but it may have been.
