The Sudbury Homes For Sale Market Report

Sudbury prices have pushed ahead - but I wonder if after the spring data if price stability is in the cards. Can you see why I might say that?

It's because inventory is rising at a surprising rate. At some point, no matter the town, rising inventories generally have impacts on the prices that home sellers can get. The interesting thing here though, that we've seen in other towns, is that the luxury segment is the one that is stalling. In Sudbury, only 29 of the 80 properties on the market are under 800K, so a stunning 51 out of 80 are over that mark. A little less than half the market is over a million. This market is now very competitive, and homes in this segment that need work are going to need to make serious price adjustments to move. Not just in Sudbury - but in other locals as well.

 

What should active home buyers do in Sudbury?

Home buyers under 800K should recognize that the market is moving extremely fast. Prices are moving up quickly, and inventory of these homes remains scarce. Above 1M, there are far more choices- and the buyer can be more discerning. Luxury buyers should be aware about capital improvements in these larger homes, and be aware of the costs that can quickly add on to the purchase price. A/C, roofs, septic systems, exterior painting, windows all should be evaluated with competitive properties. A home that looks cheap on paper, might be quite expensive, as capital expense grow with the home.

 

What should potential home sellers do in Sudbury ?

If you are under 800K, the demand will help you get sold. Virtually all property can be sold in this price range. Above 1M, 1.2M, you should validate that you know your competition - and where you stack up. Not just in Sudbury, but surrounding towns as well. This glut may get worse, before it gets better, as we are seeing it in multiple locations at this juncture.

Real Estate Sales for Southborough, MA - Home Sales and Real Estate Market Report (Jul, 2015)

The Southborough Homes For Sale Market Report

Southborough checks in with it's strongest HSI to date; but prices really haven't followed. I'm not sure what that might be- but I think what it means is that Southborough is likely to stay strong through the summer. I had Southborough on my value list at the beginning of the year; buyers seem to agree. Here's the chart.

Home for Sale are up over the lows, but still about half what they were last year at this time. That shows there's still pressure on the market. But it's really a tale of two markets - the average sale price is 660K, but the average list price is well over 800K, showing that there are a lot of luxury houses fishing for buyers out there. That's not crazy different from lots of towns, Sudbury often has that, and Natick did in the last report, but at some point these luxury houses are going to come down to meet the market, it's crowded up there.

What should active home buyers do in Southborough ?

Well, as noted, above 800K, you'll see lots of choices. Below 600, the market will be thin. Southborough is a small market to begin with, but the right house could be out there. Southborough is still seeing quick sales though, so don't put it on the back burner - the nicest stuff is moving very quickly.

 

 

What should potential home sellers do in Southborough ?

Well, it really depends on what you're trying to sell - and I think that is probably going to be true in a lot of towns going forward. Clearly, we are seeing some differentiation, and while that's healthy overall, it can make blanket decision tougher. I think Southborough will have a good fall, but will prices rise? Harder to tell. I think they should - Southborough still looks inexpensive, but there's a lot going on in the world, and the future is murky.

Oh, the difference a few months can make. If you just look at the HSI, well, it's off a bit. But the changes in the Shrewsbury market are significant.

How so? Well let's see.

Let's start with inventory. The number of homes for sale has doubled. Now, one could argue that it had nowhere to go but up, and in a large part that is true. Sales in the last 3 months though doubled. Things have been very busy. Looking at the pricing, there is a big gap for the remaining homes to the prices where the buyers are paying. Buyers moved back up to where they were last year - but no higher. Sellers have started to come down to adjust, but they are still quite high, it's quite a gap. The homes that are for sale are much different though - the time on market has dropped by half, so many sellers remain optimistic.

What should active home buyers do in Shrewsbury ?

Well, you have some choices - but be careful!  Many of the homes left will be looking for buyers in the coming months, and buyers may be in the drivers seat going forward.  Homes are still coming on, but if the seasonal slow down starts soon, sellers are going to have to cut prices.

 

 

What should potential home sellers do in Shrewsbury ?

Home sellers in Shrewsbury should be careful about pricing.  Know your competition, and this is probably not the time to reach for a price.  Transaction volume has been good, but if the number of homes for sale continues to build, sellers will have to cut prices to attract traffic.

Real Estate Sales for Northbridge, MA - Home Sales and Real Estate Market Report (Jul, 2015)

The Northbridge Homes For Sale Market Report

Northbridge is another town hitting all time market highs here on the blog. Prices have pulled back a bit, but the HSI has hit a new record. Remember, Northbridges reports are muddled by new construction. There are many more sales than get passed through MLS, and many listings stay on market longer than they should while the house is being built. What is clear, is that the new construction is moving faster, and the wait times are probably picking up for most home buyers. That has pushed existing inventory along, so the market has improved.

What should active home buyers do in Northbridge?

Evaluate all new construction carefully! Just because it's new, doesn't mean it's a good deal. Be smart, and review your options carefully. Outside of that, prices remain good for home buyers in Northbridge, as the market has been held back a bit by the new construction. It's not a home buyers paradise, but you have choices.

Things continue to improve for you; if the trends hold, we could see a substantial rise in prices in Northbridge next year, as the new construction backlogs deepen - as I think they will. A burst of new inventory may slow that down, but things are improving steadily.

The Northborough Homes For Sale Market Report

I've been saying for a while now that Northborough was an undiscovered bargain. But secrets in real estate don't stay that way for long - and Northborough is having a fine day in the sun.

The low inventory - and rising prices elsewhere - show that home buyers in Northborough are getting less picky about prices - and starting to get less picky about property. Home buyers aren't losing their minds, but an HSI of 170 - a record - shows that they are getting closer. Prices are up 5% over the last report, no slouch.

What should active home buyers do in Northborough?

Home sellers of desirable properties are pushing prices up -and getting them. Be prepared to pay more for the same house than you would last year. Homes that need work, or otherwise have issues, will still have a few that make a great deal of sense - if you want to do the work.

What should potential home sellers do in Northborough ?

The spring may be over, but certain price ranges are still flush with buyers. If you have the right house, prices have never been better, as we have broken the $200/sq foot barrier. Young homes in neighborhoods are fetching very good prices - and they don't need to be perfect. At some point, there will be more sellers, but that time hasn't come yet.

Half A Million Reasons to read my blog!

Half a Million View can't be Wrong

That's right, I took a peak this morning and the blog has just passed over 500,000 views. Next stop a Million. When I started the blog, I was happy if I got 10 views on a post. Most posts had zero. 10 was a lot! Now, I wonder what's wrong if a post doesn't get 100 views, and if my daily views are under 500. Google tells me that there are some really good articles on here, that people from all over the country read. But many of my most popular articles are from readers right here in Massachusetts.

 

Most impressive, to me anyway, is that the blog continues to break records every year. In January, 2011, I had only 584 views. By January, 2015, I had 19,500. I only wish I could get my IRA to grow like that! (It's 240% compounded annually).

 

Thanks to everyone for being a part of my half million, I'd like to especially thank the terrific customers that I have met through this blog. As you know, my services are even better than my blog posts! (They should be: Selling real estate: Full-time, Blog writer: part-time.). Let's keep it going!

Real Estate Sales for Natick, MA - Home Sales and Real Estate Market Report (Jun, 2015)

The Natick Homes For Sale Market Report

Is it too early to call a top in Natick? Yes - but things are changing. When demand outstrips supply, our wonderful economic system starts to take over, and things change. But first, why do I say things are changing? Well let's look at the chart.

Natick has existed in a stratosphere of outstripped demand, but if we look, the things have been headed downward for over a year now. Here's the kicker though - in raw numbers, Natick hasn't had 84 or more homes listed for sale since I did my very first report in Sept of 2011. So what happened? Why is there so much inventory?  Are sellers asking too much? No, not really. Prices are up 17% off their lows, which is great, but they haven't moved dramatically higher this year (although I expect a bump in the next report, as bidding wars have been fierce in Natick). So what is changing? Easy, the number of people who want serious money for homes. The average for sale price of those 84 homes is $833,519, more than 300K higher than the average sale price. This is similar to what we see often in Sudbury and Medfield, for comparison, and with not enough Million dollar buyers for homes in Natick, builders doing tear downs will need to be more cautious, and sellers in those ranges may stop getting what they want.

 

What should active home buyers do in Natick?

Most buyers - the under 1M kind - should steer clear. Valuations are very high, and bidding wars are fierce. I'd look elsewhere, as there are some great communities that are still very affordable, and have a lower risk profile.  If you are committed to Natick, be cautious.  Remember Warren Buffet: "Be fearful when others are greedy, and greedy when others are fearful."  People are throwing caution to the wind in Natick (and Framingham), and that's not a good strategy.

 

What should potential home sellers do in Natick?

Things are crazy, if you want to move out of Natick, this could be the best time in this cycle. Especially if you have a home under 800K - it'll sell in days - and condition isn't that important. Lots of buyers are taking on projects, this might be your time to get rid of your project at a premium price. Get out while the gettin's good - I say.

Real Estate Sales for Millis, MA - Home Sales and Real Estate Market Report (Jun, 2015)

The Millis Homes For Sale Market Report

Millis is a small town - so the data set can jump a lot - but things have been pretty consistent in Millis. Strong for sellers. Not crazy, but steady. However, sellers are motivated in Millis than elsewhere - they've been cutting prices to keep the market moving.

Does the falling prices mean that something is amiss in Millis? The canary in a coal mine? If so, the seller don't think so - most of them are asking a healthy premium over the more recent sales to move. Of course, it's possible that the price data is WAY Off in this report- 53 of the last 60 sales in Millis happened in the last 12 weeks, so we won't have price data for very many of them.

What should active home buyers do in Millis?

Active home buyers in Millis probably already have figured out things are going fast - but not as fast in some other areas.  The really good deals are likely gone though, so you'll have to get the best of the rest.  If only you'd been here sooner!!

Things are moving and it's not too late to list.  Even though prices look to be down a bit, you can still market under the existing inventory - to look like a deal - and come out way ahead over the recent sales data.  Home buyers are buying, and there will be a few who want a quality house and don't have one yet.

Real Estate Sales for Milford, MA - Home Sales and Real Estate Market Report (Jun, 2015)

The Milford Homes For Sale Market Report

The Milford Report is in. After a super hot report last time in Feb - when inventories were at their lows - Milford has come back to Earth. But things are still very good for sellers.

Most sellers have been on the market less than 50 days, which shows things are really moving, and most sellers are happy. Prices are still moving up - slowly - and that makes the sellers even happier. Interestingly, current active properties are asking LESS than what was recently sold - showing the sellers remain reasonable, and prices are fair.

What should active home buyers do in Milford?

Things are competitive in Milford, but there are still good values here. One of the more affordable communities in Metrowest, you shouldn't be afraid to pull the trigger in Milford. Yes, you'll have to work a bit - and be fast - to find properties in good condition. But they are out there.

The Marlborough Homes For Sale Market Report

Marlborough is always a good reference point for Hudson, which we just did. Hudson looked great for sellers. How's Marlborough? Any records?

No, no records here. The sold prices eked out a new record, but we'll have to see if the spring keeps pushing prices. Hey, Marlborough has had a good run in the last year or two, and inventories remain tight. If buyers keep pushing, prices will follow.

What should active home buyers do in Marlborough?

Prices aren't as crazy in Marlborough, so this is a great town for buyers right now.  There's OK selection (not great, but better than most), and people are behaving rationally.  No crazy bid activity.  Could that change?  Maybe - but it looks like inventory is coming up to where it should be, and that is more likely to keep things from going haywire.

What should potential home sellers do in Marlborough?

Home sellers see good prices, and they've been steady and predictable.  If your home is ready to sell, and your ready to move, take advantage of this year's market, it's a good one.  April would have been better, but hey, you can't call 'em all.  In Marlborough, sellers aren't quite as aggressive in moving up asking prices, showing a little more restraint, since there's been less buying pressure.
