The Grafton Homes For Sale Market Report

In my last report, I noted that prices looked firm to me - despite the apparent drop - and this report we see that was correct, the drop was a blip, prices remained firm. With the HSI hitting a record in Grafton, it is clear to me that buyers are going further to find value - and they are finding it Grafton. While things aren't crazy in Grafton, the prices are good and things will continue to move quickly this fall. Will next year bring a price spike? I don't really see a big drop in inventories yet - but it remains in the mix. We'll review the call post fall closings.

A high for the HSI (Home Selling Index) means sellers are getting results in Grafton.

What should active home buyers do in Grafton?

Home buyers will find choices, but they are moving quickly. In fact they are moving quicker than ever. Want to see what an improving real estate market looks like? Here's one way to tell:

The average days on market (DOM) for sellers has fallen

steadily since we've been watching it.

You can see here that the time sellers are sitting around on average has fallen steadily, as rising prices to the East push more buyers to the West. If things get much tighter, prices will go up quickly, so now  is a good time to make a choice in Grafton.

Home sellers, the time is getting better each year! I note that there are some prices ranges that are very thin of good choices, so some sellers will find the fall very accommodating, and I would think the spring would be a very good time to list. The Framingham Homes For Sale Market Report

There was nothing subtle about the Framingham market this year. Sellers didn't reach for prices, and buyers gobbled up everything. Even now, prices are not stretched from current sales. The number of homes for sale in Framingham remains small though- below where it should be - and just like Natick, at some point sellers will start pushing things up more aggressively. Based on these numbers, there's room for sellers to push.

Real Estate Sales for Clinton, MA - Home Sales and Real Estate Market Report (Aug, 2015)

The Clinton Homes For Sale Market Report

Looking at the HSI, it's hard to argue that anything is wrong with the Clinton real estate market. It has steadily improved while we've been tracking, and is at its high as we round out the spring data. Similarly, the number of homes for sale is near it's lows. With all that going on, what has happened with prices? They look like they have fallen off the map.

It looks bad, but there isn't a ton of data - about 60 sales, and flipping through them, there's been a high proportion of distressed sales coming through. This indicates investors are coming in, seeing opportunities to do tear downs and the like. It's been impacting the data, but it looks to me like the previous high in $/ sq foot was also juiced a little bit, for reasons I'm not clear on. What are we to make of this? Well, it will take a few more periods to work it out. If the investors are right, that will encourage more distressed sales, but at higher prices, as owners who need to get out from under the properties do so. Certainly though, the investors willing to take risks is a positive.

 

What should active home buyers do in Clinton?

Be wary of aggregate price data! As pointed out - it's not clear where the true market level is, as the data is very noisy. That means Zillow and Trulia won't have it right either, so make sure you have a very solid understanding of what's going on in the market.

What should potential home sellers do in Clinton?

It looks to me like the market has bottomed, and continues to tighten. I think prices will continue to move up over the next year or so. Things have moved well, but if you need your valuation to be more, sit tight! Let's check back in this winter and see how the spring will shape up.

The Charlton Homes For Sale Market Report

The home market waters in Charlton are going to get good and muddy. With a significant amount of new construction, we're going to see softer numbers persist - just as we did in Northbridge. Keep this in mind, as the market will be stronger than the HSI indicates, and $/sq foot should be watched closely. Home buyers pay premiums for new construction, and that pushes prices up when the sales come through. Of course, many new construction sales don't come through MLS, so it can be hard to track actual activity.

What should active home buyers do in Charlton ?

If home buyers are looking for options, Charlton has some.  Both new construction and not.  Don't be fooled though - prices are up, and the HSI is at a record, showing that the market is more of a sellers market than it might appear.  The best properties are moving quickly, but if you are in the market for new construction, you will find some options in Charlton.

 

What should potential home sellers do in Charlton ?

Home sellers are still asking a pretty healthy premium over recent sales, showing optimism. I think the gap will probably close this fall, and if there is a pull back in prices, the sellers will have to match that and go even lower to keep transactions moving.  As in all markets impacted by new construction, know where you fit.  If you are in the same price range as new construction, make sure you are priced appropriately, and if you are out of the new construction price range, you have more leverage - and much fewer competitors.

Real Estate Sales for Boylston, MA - Home Sales and Real Estate Market Report (Aug, 2015)

The Boylston Homes For Sale Market Report

Boylston continues to look sharp; prices are up, and demand remains strong.  Transaction volume was better this spring, and that's helping.  Nobody's going crazy here, but it's moving in the right direction for sellers.

 

It has been good for a while too- if you look at the pricing chart below, prices are up from $140/sq foot when we started tracking near the lows.  Prices are up 26% in three and half years, which is pretty great, and probably close to where they peaked out in the last cycle.

What should active home buyers do in Boylston?

Home buyers can be picky - but not too picky.  Sellers have started to ask for probably a little much, but they'll come down as the summer wears on.  Still, buyers have been pushing prices up, so there's no one rushing for the exits, and discounts will be few and far between.

With prices near the top of the graph, it's certainly time to think about selling if you're trying to find a good time.  Not sure August is the right month, and there's a shade too much inventory right now, but still, there's no sign a pull back is imminent, and prices should do no worse than stabilize this fall.

Real Estate Sales for Berlin, MA - Home Sales and Real Estate Market Report (Aug, 2015)

The Berlin Homes For Sale Market Report

Berlin is a very small town, so the data can really move around, but it's hard for sellers not to get excited about a report like this.

The HSI is at a record, and threatening to break 200. It won't, but prices are up, transactions are up, it's all good for home sellers in Berlin. Current sellers have spent very little time on the market.

What should active home buyers do in Berlin?

The data says there are few houses - only 7 - and this isn't unusual, so buyers should look in multiple towns where possible. But prices are still rational, in fact they are a little under the prices of recent sales. Additionally, prices are very attractive relative to some other communities. Buyers will need to be patient though, as the spring rush is over.

Still looks like there are not too many sellers in Berlin, and the transaction volume has been high -buyers are around, and well priced houses are moving. Yours can too! The fall market looks positive, and may even see prices continue to move.

Real Estate Sales for Worcester, MA - Home Sales and Real Estate Market Report (Jul, 2015)

The Worcester Homes For Sale Market Report

Ah, the Worcester Report! When I first started gathering the numbers, I was horrified at the jump in the number of homes for sale - over 400 currently. There haven't been this many homes for sale in Worcester since September of 2012, and so I expected a grim report. But it's not. It's a great report, with maybe a little warning attached.

As you can see in the chart, the HSI didn't really move. Also note that the total number of transaction is at an all time high - that's good too. Lastly, down below, you'll see that home sellers are raising prices, they are asking the same thing they were last time. What is interesting is that buyers are paying much, much more. 12% more to be exact. That's a huge jump in prices in a very short period of time. When that happens, it means that a lot of houses are selling quickly, multiple offers, and sellers are getting more optimistic - and that's why there's so many more of them. So that is where we are. What's next?

What should active home buyers do in Worcester?

Home buyers should probably be pretty careful. I actually think prices are higher than this report indicates, but I think they'll be coming down soon. 12% (or more) is a huge jump, and that's hard to sustain. So be picky! And be patient. Don't let the recent buying frenzy influence you.

 

 

 

What should potential home sellers do in Worcester?

I think you may have missed the best market in years, but things are still pretty rosy. If you didn't like the prices the last time you asked, it sure makes sense to ask again. If the last time you got an estimate, they told you $250, they'll probably tell you $275-285. That kinda difference makes people move, and that's why there are so many signs in the ground. Price carefully though, there's more competition than there has been in years.

  • There was an Average Sold Price of $203,787 for sold homes.

Westborough checks in with a bunch of encouraging sales data - yet the HSI is actually down, to 121.  What happened?

Even though market time is way down, and transactions are up, the number of homes for sale has risen sharply, as the buyers are taking a break right now. There's a lot fewer houses coming on, and I think the buyers will return, but right now - things are sitting a little bit. How long remains a mystery.  

 

What should active home buyers do in Westborough?

Don't get complacent. Just because things aren't crazy, doesn't mean attractive and well priced homes are sitting around. Instead of selling in hours, they are selling in days, so you still can't go on vacation. Things could get more hectic as we go along, but right now it's quieter. For homes that have been sitting, but are too high, it's a good time to break out the pencil sharpener.

 

What should potential home sellers do in Westborough?

Good news for sellers, home prices are at a record! Bad news for sellers - competition is building. Right now, competition is still light (anything under 100 homes is light). But it's higher, and buyers have been very picky this year. Make sure your home is ready, when the buyers come back, you'll want to come on.

Nestled just outside I-495, Upton often gets overlooked, but as prices have moved up steadily in surrounding towns, buyers are finding - and liking - the value in Upton. At first glance, it looks like the market is cooling off, but homes for sale is just coming off an extremely low number, that goosed the HSI in the last report.

Prices tell the story here - they've moved up - but they are still behind where they were last year. It's not easy to see why, but Upton is a small town with a small data set, so the numbers don't always tell the complete story.

If you can find something in Upton, and you might, make sure you check the valuation. While sellers aren't overly optimistic, on average, a few are trying to stretch prices. Real Estate Sales for Sutton, MA - Home Sales and Real Estate Market Report (Jul, 2015)

The Sutton Homes For Sale Market Report

The Sutton market remains strong, but we see here also a normalization of the number of homes for sale. There are a lot of new sellers - and they aren't being shy about asking prices, with a 15% premium over the sales we know about so far. Should be interesting to see how the July sales close that gap.

The big surprise in all these reports is about 80 of the transactions were in the last 3 months. I can't ever remember that happening before. It was a short, very active spring. But things have settled out a lot.

What should active home buyers do in Sutton ?

Home buyers in Sutton will have some choices - more than usual anyway - but the prices on these homes will be higher. With the average home seller only on the market for 100 days, their motivation to start cutting prices hasn't really kicked in yet. Time will tell if the home sellers cut prices or withdraw. Buyers should be patient, or at least drive some hard(er) bargains.  There won't be any fire sales in Sutton, but there will be some sellers more motivated than others.
