Shrewsbury, MA - Real Estate Sales and Statistics (September)

The Shrewsbury Homes For Sale Market Report

 

Another strong report for Metrowest home sellers. Unlike past springs, we've really seen strong numbers across the whole region, as buyers are pushing west, north, south to both find selection and values that they embrace. Shrewsbury continues that trend. Shrewsbury had enjoyed a good run early when the market turned, but lately had moderated slightly over the past year, and bordered on slumping. As shown in the chart below, numbers in the 70's are not exactly great markets for sellers.

But the buyers returned this spring, and bought a great many homes in the late spring. The HSI only jumped to 90, which is good, but not great, so I'm not surprised to see that prices really didn't move much - typically, we've seen that only occur for sustained housing demand in this market - but this is certainly not pointing to an easy fall for buyers. Easier, perhaps, than some other markets, but not easy. In fact, the number of homes in pending could easily see the market tighten further - if sellers don't come this fall.

Northbridge, MA - Real Estate Sales and Statistics (September)

The Northbridge, MA Homes For Sale Market Report

As noted in previous reports, Northbridge has been saddled with extra inventory, and that's kept prices down, as the new construction sets the market. But even in Northbridge, buyers made a big move this spring, and drove sales transactions up significantly, and prices along with it.

The 81 sales is a huge jump from last year, and even with all the construction, it's more of a neutral market than a soft, slightly buyer market now. Sellers are seeing better traffic and prices.  For buyers, the good news is in the rise in bank impacted inventory - which will help to keep a lid on prices, and may present some value opportunities.

Northborough, MA - Real Estate Sales and Statistics (August)

The Northborough Homes For Sale Market Report

 

Well, Northborough has been on my list for those who've struggled to find a house. A normally popular community that was "slumping". Well the slump is over:

Breaking through 100 on the Hot Seller Index means that scarcity rules the day. There's still some options in Northborough, but not as many, and buyers will need to work harder. The good news for buyers is that prices didn't really budge -yet. But as we've seen in other towns, continued scarcity does eventually result in price jumps.

 

Short-sales and foreclosures have a net jump in Northborough, but it's not much. Too much to indicate every seller is doing well, that's for sure.

Natick, MA - Real Estate Sales and Statistics (August)

The Natick, MA Homes For Sale Market Report

Another Natick report, another record.

 

The Average Time on Market in Natick this spring was 67 days. Anything under 100 is good for sellers. 67? 67 is C-R-A-Z-Y. This is like black Monday for houses. Selling like hotcakes. Any other analogy is worthwhile. Things got so competitive for home buyers that they are finally pushing up prices, and in a significant fashion, as we see $/sq foot jump $7 in a town that's already frothy on price, and the highest for Natick since we've been tracking.

 

With Such a hot market, the HSI goes back in to "Natick only" territory, at 135. It's hovered in the 130's before, but no other town has gotten too close (until Millis in the last report).

If you're buying in Natick, you need to be extremely motivated, and see properties as soon as they come on. The best are gone the first day. Agents aren't making it easy either - they are pushing up prices and refusing to accept offers until the first open house, trying to create bidding wars for their sellers. This creates extra stress for buyers, as all their dreams of a new house can get dashed as it goes to a better bid. Sellers, if you haven't sold, get better advice!! It's the easiest market in Metrowest to get sold, and that's a fact.

Millis, MA - Real Estate Sales and Statistics (August)

 

 

The Millis Homes For Sale Market Report

It's a record setting day for Millis, as we look at what a lukewarm spring that turned into a crazy summer for Millis. Hmmmm..., this chart looks a lot like Milford, doesn't it?

 

 

 

Once again, we see a crazy spike in sales, where the buyers bought everything that wasn't nailed down. Oh wait - they bought everything that was nailed down. Pretty sure the HSI going from 79 to 119 has to be some sort of record. 40 points is a crazy move. What are we left with? An empty market full of houses that buyers don't seem to keen on - the average time on market is now 200+ days.

 

Buyers clearly saw value in Millis, as I mentioned they might, but they pushed prices up this spring, now at $176 a square foot, a record since we've been tracking. Buyers who are committed to Millis may now want to think about elsewhere if they can, because there's not much here, and probably still plenty of competition for desirable homes.

Red Sox make the trade of the Millenium, Deal Beckett, Gonzales, Crawford

Fortunately for me, I'm having a banner year, which has meant less time to dissect and digest my other passion - the Boston Red Sox. I'm always thinking of columns, though, and last month - at the trade deadline - there was all this talk about trading Josh Beckett and my column would have been titled: Never, Ever, will he be traded.

 

My reasoning was pretty simple. Trades happen when there is value on a player. A player making $25 million a year, even if he's a perennial all-star, is FULLY VALUED. You can't "get something back" for a player that is fully valued. Or you get a "token" player. We just saw this play out with Kevin Youkilis. Youkilis was over-valued, that is to say his contract was too large for his production. Normally, that means he can't be traded - unless the owner of his contract offers to pay it, and is willing to take a bag of baseballs in return. And that's what happened. Similarly, Josh Beckett, hero of the 2007 playoff run and World Series, had ceased in anyway to live to his contract, and clearly, the Sox Brass expected that would continue. I admit, I still held out hope that he could be an effective player (and clearly the Dodgers share that view), based on his terrific campaign of last season. You can't deny that the larger set of numbers don't look good: In the past three years, Beckett has had a 4.38 ERA, while averaging just 150 innings. That would put him as #24 out of 43 qualifiers in the AL, or in the bottom level. That's no where near good enough to justify his contract, and that's why I figured he was impossible to trade. Unless of course, you give up Adrian Gonzales.

 

Personally, I wouldn't have done it. I still think Adrian could be a MVP player in Boston. But clearly, Cherrington had his doubts, is more comfortable with his prospects than his inherited players, and has made the move of all moves. The breakout HR season we all expected when Adrian was here will never be, and only the Sox know how much of this was admitting that Gonzales' personality was too much of a square peg in a round hole, and how much of this was just clearing house - and Adrian was the price of that house clearing.

Crawford headed out too?

If the trade had stopped there, you would say that the Dodgers really gave the Sox the short-end of the stick. But Cherrington was able to throw Crawford in there. And that, in a lot of ways, is the crux of the very deal. Would Crawford have ever returned a season for the Red Sox the way he played against the Red Sox? We'll never know, but I increasingly had my doubts. It became increasingly obvious that Crawford had a thin skin, and increasingly a Nomar-like aversion to the media and media coverage he received. He was a poor fit here regardless - a number two hitter where we already had one, a great left fielder in a park where you don't need one, a base stealer in a park where it doesn't make sense to steal a lot of bases, and a guy without a lot of power in a park that begs for it - just a bad fit all around. But he was talented, and usually talented players rise above the difficulties to shine through. For all of these reasons, cutting ties with Crawford makes sense, and although his liabilities here are assets for the Dodgers - a base-stealing, gap-hitting, top of the order hitter will really help them - I'm not sure he'd ever be that player here. His contract was always too high even if he played at his top level, but he never did, and the Sox moving his contract was a smart thing.

Will the Sox Be Better?

On first impression, you would say that losing Crawford, Beckett, and Gonzales would be a death blow to any team. But we already looked at Becketts numbers. How hard are they going to be to replace? There's three ways to look at this deal.

1) Replacing the players won't be hard. Beckett has been below average, and you could argue that he could be replaced by Morales, Dubront, or even Arron Cook and/or Dice-K (were he to re-sign). If you get the same production, but more innings, you'll be ahead of the game. If Dubront or Morales improve, you could really improve your team. Replacing what you've gotten out of Crawford so far is similarly easy. Ryan Sweeney could do that, at far less money. And Middlebrooks could be a replacement for Gonzales. That's the optimistic view.

2) The team takes a hit. You could certainly argue that the team will be less better off. There's a lot of talent moving to LA. Replacing Gonzales won't be easy, and Beckett last 200 inning, sub 3 ERA season in was 2011 - not 2007. He may still be a very good player. What happened this year? Beats me, but that fastball didn't look so hot.

3) The players perform in LA, but never would have in Boston. This is, of course, the sour grapes mentality. Should these players return to form in LA LA land, the grumbling about the "mistake trade" and "Cherrington's ego" will grow to a loud chorus, especially if the young players don't develop, or worse, backslide.

 

It's a Hell of a Bet, either way folks, and should be interesting to see how it shakes out.

Milford, MA - Real Estate Sales and Statistics (August)

The Milford, MA Homes For Sale Market Report

 

Milford was a super-heated market this spring. Breakout numbers here. Watch the Hot Seller Index (red line)jump along with the sales (yellow line).

 

 

 

Simply a monster spring for sellers in Milford. Buyers found it much tougher than at any time we've been tracking Milford, as Milford posts an HSI above 100 for the first time. We see all the basic hallmarks of a strong market: declining numbers of homes for sale, an average market time for solds under 100 Days, and rising $/sq foot, as it jumped $8 to $138. Milford still presents a lot of value at this price point, but with so little inventory left, it will be hard to find houses that don't need a lot of work or aren't really overpriced.

 

As a side note, the backlog of foreclosures and short-sales, which were previously putting pressure on $/sq foot and prices in general, seems to be abating, as the numbers are way down in this report. Foreclosures go from 8 to 3, and short-sales from 16 to 11. Still a lot of short-sale for so few active properties, but that will just make the market feel tighter. Sellers, if you're looking to sell your house in Milford, the fall could be a great market for you!! These numbers suggest there are plenty of buyers still looking.

Some notes:

 

  • The vast majority of the tax rates are approved by the state by January 1st.  I'll repost, with the rates alphabetical by town, in January to see the updated rates.
  • Looking for tax friendly towns?  Many of the towns on Cape Cod - with their large numbers of vacation housing - have surprisingly low rates.
  • The midpoint this year for tax rates is $14.2 for every thousand.
  • If your rate is between  12.6  and  15.6, I would say you are in the "typical" range of tax rates.  About 55% of all the towns are in that range.
  • Worried about a town's tax rate?  Falling commercial property values in some tax friendly towns have pushed up residential tax rates.  It's worth researching a community to see if historically their tax rate is "friendly" - when the commercial property values bounce back, the rates will lower on the residential properties. Westborough - near the top of the chart at 19+, is one town where I expect the rates to decline substantially in the coming years.

Marlborough, MA - Real Estate Sales and Statistics (August)

The Marlborough, MA Homes For Sale Market Report

Ok, Ok, here it is....

 

 

At first glance, we don't see much difference from the last report - Marlborough continues to be neutral, as the HSI in Marlborough has really held steady for the last year with just a little slow down in February. The market is actually a little hotter for property in Marlborough than it might appear - the number of pending is very strong for August. I'd bet there's quite a few spring time frustrated buyers happy to find some value in Marlborough. The $/sq foot numbers though show prices are moving up - they are near the highs since we've been tracking - as we've seen throughout Metrowest in these reports. Buyers should expect the market to be well looked at - but there are probably a few values left to be had. Sellers: You're still getting good traffic this month, it should get better after labor day.
