The Medfield, MA Homes For Sale Market Report

 

OK, things are heated up in Medfield this spring, leaving a market very tough for buyers. Let's see what happened:

 

 

 

When you see the green and yellow lines diverge like that (Actives falling, sales rising, that's usually the formula for a rising Hot Selling Index and potentially price increases, which is what we see here. Great news for home sellers, as the HSI climbed above 100 for the first time in a long time, and prices rose too- $/sq foot set a record since I've been tracking it. Not so good for buyers: Active for sale houses is just at 57, the low in the past year. Not much too choose from.

 

 

Foreclosures and short-sales stay the same in this report, no increase or decrease to discuss - the impact in this market is marginal.

The Hudson, MA Homes For Sale Market Report

 

The Hudson historical data shows us very clearly the inventory tightening that happened at the end of last year. Fortunately for buyers, sellers have started to return to the market, which has increased transaction volume and kept prices from really climbing. Still, it's been a good run for Hudson the last couple of years, with no real soft markets. (note the HSI, Hot Seller Index, never goes below 70).

Note the low point in homes for sale in February. Also worth noting is that we have seen prices jump since the last report, as the demand has strengthened and the number of condition impacted properties fell. Bank impacted inventory - foreclosures and short-sales - are up by a single unit. Bottom line is we see a market that is pretty neutral for buyers and sellers, but buyers should be aware that the best properties may go quickly if priced right.

Another day, another chart. Note that for most of you, you can actually float your mouse over my charts, and they'll pop up with the actual numeric data points. Try it! It's cool....

 

 

 

 

Ok, so what can we see about Hopkinton now and over the last two years?

 

Well it's Hot, Hot, Hot - posting the best HSI in that time frame - 110 - this month. Look at the way the sales and the actives diverge in the last period, with inventory dropping, and sale jumping up. There's been 135 sales in the last six months, but 105 of those have been in the last three - that tells you it was a GREAT spring for sellers, and it was. I saw several homes sell for much more than I think they would have been worth this summer, when things are slower, but the homes for sale in Hopkinton are so few, I'm not sure anymore. There's still a lot of demand, and Hopkinton remains a hugely popular market for buyers. So far, prices seem steady, as Hopkinton jumped quite a bit last year, but I think in the next report we'll see a bump.

 

Never further proof as to the strength of this market? Well this is the second report in a row where we have no foreclosures, and short-sales are down to just one. Hopkinton is a good sized market to have no bank impacted inventory, and that's exactly where we are headed. Shadow Inventory leaves no shadow in Hopkinton.

Holliston, MA - Real Estate Sales and Statistics (July)

The Holliston Homes For Sale Market Report

 

A running theme on this blog has been the strong demand in Natick over the last couple of years. What happens when the demand for a town outstrips the supply of housing? Well, first the bargains go. Then good houses go for more than asking. Then houses go up in value. And then, the buyers go elsewhere. Where might buyers who started in Natick go? Well, they might go to Framingham (and they have), they might go to Hopkinton (and they have in droves), and some would go to Ashland. They might also go to Holliston, and that is how we will segway to today's chart.

 

 

 

 

Holy Rising Red Lines, Batman! What on EARTH is going on in Holliston? Well, Holliston had gotten a little inexpensive relative to some of the surrounding towns, and when buyers realized prices were attractive, they gobbled up homes like stuffing on Thanksgiving. 78 home sales in 3 months! Prices went up about 4%, and the HSI jumped up to 110, which we all know is very, very good for sellers. Not so for buyers, unless they got in Early. As we are in August, we're going to see the July sales start to trickle in, and they are going to look good for sellers across most of the towns. Here's some evidence of that.

Should I Use a Buyer Agent to Purchase a Home?

If you're thinking about buying home, but you've heard a lots of confusing talk out there about whether or not you should use an agent, this is a good place to think about that. Full disclosure, I'm an agent. Super full disclosure, before I sold real estate, I didn't think I needed one to buy a property. There are a lot of truths, half-truths, and not-so trues out there, but these top 10 Reasons for using a QUALIFIED BUYER AGENT should hold true. What's a Qualified Buyer Agent (QBA)? See below!

 

A Buyer Agent can save you time Finding Your Next House

There are many ways we can save you time; (driving, searching, and researching, for example), and time is an enormously valuable item. How much is your time worth? Think about what you make as an hourly wage. Now the average buyer in my experience looks at 20-50 houses over a six month time frame. That's about 60-100 hours. If we can cut your search time in half (we can!), how much is that worth to you? Probably a lot. It's not that hard to figure out that someone who has seen 2000, or 3000 houses, probably has learned a trick or two compared to someone who has seen only 10 homes. Think about your own profession. Could you be replaced by someone who'd been doing in for three months? I doubt it very much.

Buyers Agents Are Usually Free

In Massachusetts, 95% of the property is listed in MLS, and generally all those properties pay buyer agents upon successful sale. Think that by going it alone you can "cut out the middle man" and save the buyer agent co-broke? Not likely. Listing agents have contracts with sellers, and they have no obligation to cut their collected fee (which typically includes the buyer agent fee), just because you came direct. Many agents will keep the whole fee, and some may even tell you they cut the fee, and then do no such thing (and that is legal if they are the seller's agent in Massachusetts in most cases). Even whey they do cut the fee, it is rarely by the entire co-broke fee. In all likelihood, you will be doing more work, taking on more risk, for little-to-no savings.

 

A Buyer Agent can save you Money on that next home purchase

We can't always save you money, but where we tend to help the most is to keep you from OVER paying. It's easy to identify desirable housing. But each buyer may have things that you care about (Nice kitchen) and things that don't bother you (steep driveway). The market doesn't overlook anything, (at least not twice) even if you are willing to, and generally that's where I see buyers make mistakes. Remember, the homes value is not a reflection of your personal values, but of the market place as a whole. Since we work with lots of buyers, we generally have a good "sense" for what "the market" will pay for, and what it won't. It's a good sanity check for any buyer.

Buyer Agents know house styles strengths and weaknesses

I'm always surprised at how many buyers aren't really familiar with stock housing styles. Right here, by explaining the pluses and minuses of each floor plan, we can greatly simplify your search, and improve your outcome. Do you live in your master bedroom? Most ranches and splits won't work - the bedrooms tend to be the smallest in these homes. Need lots of open spaces? Maybe you should look at contemporaries. Got kids? I bet you need a mudroom. These and many other basic truisms of stock housing can help us help you project into a house that meets your needs today - and tomorrow.

You don't have time to bring contractors along everywhere you go, but budgeting is a key factor of any home purchase, and 80% of homes need something right away. Want to know what the range of costs to do that work might be? We can help. At the very least, we can help you separate a cheap project from a money sink hole.

Referral Network

We generally have people that we have done business with that are trustful, diligent, and useful professionals. Attorneys, home inspectors, mortgage reps and loan officers. I strongly advise against just letting your fingers do the walking and get someone at random. Referrals are accountable, and done right they save everyone time and effort.

We know what other people find popular

Why does that matter? Well, first, it means we know when to say "hurry up and go see it!" So that it doesn't disappear before you have a chance to decide on it. Second, don't you want your house to be popular when you sell it? Of course you do. You may not be thinking about that now, but you should.

Every Real Estate Deal has Problems

Can't avoid it, almost every deal has problems. If you're not prepared to deal with septic paperwork, negotiations, insect damage, mold, construction issues, repairs, contractual obligations, radon, wells, unusual building materials, floor plans, styles, and the personality issues of your transaction partner, you should work with someone who is. I'm fond of saying that every deal has problems, I just can't predict which ones you will have. But when you have them, it's likely a QBA has encountered them before, and can assist you in the resolution.

 

Agents can help you SELL IT

You aren't thinking about selling today, but sooner or later, everyone sells a home. You will too! Working with an agent today is a great way to see if you have a good personality fit, feel that you have a knowledgeable person, and a trusted advocate when you get ready to sell. Don't try to figure it all out in a one-hour listing presentation. Use that purchase opportunity to fully qualify your pro. Besides, we're available for questions in between transactions too. Hey, it's only going to be the most expensive thing you ever sell, do it right.

Buyer Agents know traffic patterns

If your moving to a new area, you may not know how difficult or convenient an area is. A QBA will, and lets face it, that can be a big deal. The number one reason most people pick a town is commute.

Buyer Agent Summary

A Buyer Agent is an agent that works EXPRESSLY for the buyer, and holds their financial and other interests at heart. It is their job to protect buyers money, advance their interests. To be a Qualified Buyer Agent, you need to have the requisite experience to assist your buyer in the given search area. If an agent can't help with the 10 items I've outlined here, I would suggest that they are not fully qualified. Here's a hint: many are not.

The Grafton, MA Homes For Sale Market Report

 

Well the headline here is that Grafton has posted the best HSI (hot seller Index) in a long time. That's means it's been a great time to be a seller in Grafton, and that Grafton may be joining some of the other towns in Metrowest as improving. Let's look at the historical chart, note the red line for HSI.

 

 

 

As you can see, actives and sales can jump around a lot, but my custom HSI number is designed to showed the overall strength in a market - the differential between demand and supply. Due to increase sales, and a few more - but not as much relatively - homes coming to the market for sale, we saw faster sales (106 days), and a jump in HSI. That means for buyers: Homes in good condition in neighborhoods are selling quickly when priced right - usually a week or less. They are getting plenty of activity though. Even homes in tougher locations are being looked at - and bought - by bargain hunters and investors. Sellers: If you home isn't selling, find out why! This is a market almost any seller can be successful in.

  • Grafton has 7 properties (vs. 6) advertised as a shortsale is going to be needed by lender .

Framingham, MA - Real Estate Sales and Statistics (July)

Before we look at the chart, let me give you a good reason to subscribe to this blog to stay informed. I don't just report the numbers, I analyze them, to let you know where things are headed. In the last report, (linked here) I said, "I'll be shocked if (the Hot Seller Index) doesn't shoot well above 100 (in the next report)." It's at 114 in this report, and that is why you should read. If you were thinking about entering the market - you should have!!

 

OK, enough of that. Let's take a look at the historical data chart for Framingham.

 

 

 

I've only been "charting" the data I've collected back 18 months, and the Framingham market has been good that whole time, so that's what we see here. This spring though, has seen a lot more buyers than last year, and these numbers really set the stage for price increases. We're not seeing any from last year though, $/sq foot is essentially flat over the last 12 months. With this crazy demand, one must ask: Why? I'm not sure why a market needs to "stay hot" for a while before we see sustained price increases, but this is a common trend. When the increases happen, they happen fast (like 5% in a month), so as a buyer, it can be very easy to get "priced out" of the market and "chase it up". I think prices are - sneakily - on the rise in Framingham, but what is happening is the distressed inventory, the properties that need the most work, are finally selling at their (typically) discounted prices, and that is keeping the $/sq foot low.

 

Matt, you say, do you have any evidence to back up that nonsense you just wrote? I do, in fact. Look at the number of foreclosures in Framingham on the market. ZERO. That's not an error, not a mistake, there are no foreclosures in Framingham. Most foreclosures have a host of problems, and if they are selling, well, things are improving for seller in Framingham, that I can tell you. Look for a bump in $/sq foot in the next report, with the foreclosures moving out of the number, I expect to see evidence of price pressures next time.  Buyers, don't take the summer and fall off if Framingham is where you want to be.  Be aggressive and buy while other buyers are on vacation - if you can find anything.
