Milford, MA - Home Sales Data (May)

Analysis of Housing Market Statistics

Milford, Massachusetts has not seen a big rise in either foreclosures (holding steady at just 4) or short-sales (moved up slightly from 14 to 17).  That's 21 homes that are lender tainted, about 15%.  It's enough to put some pressure on prices, but with so few being foreclosures, probably not enough to focus on.

 

The rest of the statistics show the same trend as the majority of the towns followed on these pages.  A large rise in inventory (homes for sale) since the last report, and an almost equal rise in the last three months sales - showing that the market is seeing a good number of transactions.  In Milford, as elsewhere, the numbers still look short to me of a tightening market - I think when the fall comes we'll have more to buy than last year - but it depends a lot on how many transaction close by the end of July. Can you Buy a House for Free?

It certainly would be nice if you could buy a home for free. I did a internet search and there are quite a few websites that seem to indicate that you can do just that.  So if you could, should you?  Let's see.

 

Houses are Valued By the Marketplace

The housing market often seems like the ocean. Sometimes the waves move fast, sometimes the waves move slow. The tide moves in, and the tide moves out. There are currents on the top, and sometimes undercurrents. And sometimes it's very still.

 

But it's always moving. People are always looking for great deals.

 

And because people are always looking, truly great deals are hard to find. Usually by the time they get to a truly great deal, someone has already grabbed the property. So if a house is free, or close to free, is it a great deal? Probably not. Here's why:

 

 

  1. Nobody else wants it.  Never a good sign if no one else wants it.  Probably need to dig deeper to find out why.
  2. There could be hidden costs greater than the value of the home.  If a home is worth 100K, but it has 150K of tax liens on the property that must be satisfied, well, that's not a good deal even if the house is free.
  3. It needs more work than than it could be worth.  This can often be true of antiques.  Antique homes can be expensive to renovate and rehab - more expensive than the more standardized construction that appeared in the 1950's.  If a home requires 200K of work, but will only be worth 180K when the work is done, that's a problem.  
  4. You don't own the land.  I've seen this before - the house was for sale, but the land it was on was not.  You were buying all the wood, stone, steel and glass, but someone else owned the land - and could throw you off.  Whose going to buy a home where they might have to move the house if the landlord gets grumpy?  Not many people.
  5. There's no rental market.  Typically investors will jump in when they can buy the homes and then rent them out for profit.  But if the rents are so low in the area that the upkeep and taxes on a home outweigh the rental income, that won't happen.  If rents are so are that low and even tenants won't live there, be cautious.
  6. Impending disaster.  On the east coast, there are quite a few homes that are falling into the ocean, or could fall into the ocean.  You can't insure these homes, and when that storm hits, it's gone, and so your investment.  These homes generally go for very low prices.  I'm sure it's a similar situation in the spillways in Louisiana.  It would be hard to get much money for a home in an area that could be flooded at any time.

So yes, there are situation where a house has no value or next to no value.  But it's often an indicator that the home itself, or the market you're looking in, is very risky, or just not a place where it makes sense to own housing.  If a home is free, it might not be worth what you paid for it.

Q: What's a Flip?

A: A Flip, or Fix and Flip, is when a buyer purchases a property that typically has many cosmetic issues, and occasionally structural ones as well.  These issues deter typical buyers due to the amount of cash that would be required to "fix up" the property.  A savvy buyer can purchase one of these homes, do the improvements, and then sell the home for profit a few weeks or months later.  Experience in knowing what to fix, what not to fix, and how much that fix should cost is key to profitability.  Not all Flips make money.

Move Over Yankees: Sox at the Top

Happy Days.

 

The Sox moved into a tie in First Place in the division today, but it won't be their last day at the top.

 

First off, I want to give credit to the Yankees for being there in the first place.  I'm no longer sure their team is good enough to finish in second, let alone first, but you have to really be impressed with how they keep winning.  Freddy Garcia and Bartolo Colon are still pitching great, and every game they help the Yankees compete is nothing but gravy for these guys.  Sure, you could say that maybe one of them could get hot.  But both? And stay that way? Well, they made it to Memorial Day Weekend, but I'll really be kowtowing if they are still sporting sub 3.5 ERA's by July 4th.  Curtis Granderson is a man reborn, and Marino Rivera is simply ageless.

 

And despite all that, the Sox have caught them.

 

No fluke either, as they are simply stomping everything in their path at this point.  As noted in this very blog, the Sox bats were likely to explode just returning to the their historical averages, and with the added thump of Gonzales - who on these  pages will now be referred to as TCT - Triple Crown Threat - and you have some serious run scoring going on.  More Kudos to me: I mentioned that Lackey might get one of those phantom injuries in a month or so -  but with the Sox winning and plenty of pitchers to try - Lackey gets the hook.  Teams like the Sox aren't going to settle for a 6.00 era when then can get that out of  a true prospect in AAA, and then package him up in a deal.  But I digress.

 

You are now looking at a reasonable version of the team that was on paper in March.  And they are good.  Need I mention how they simply walked over the Indians, the hottest team in MLB? They came within a blown save of sweeping.  And they did sweep the Yanks.  Sure the Yanks were scuffling a bit, but they were at home, and it was unlike the evil empire not to save at least one game.  Yankee fans: It's just not going to be your year.

 

I'm still not convinced that a MAJOR trade is in the works for Cashman.  Not sure he's got the chips, not sure  the right pitcher is out there, and not sure he's going to bet the farm against the Boston Beanetown Bashers.

 

But we will see.  Let the real pennant race begin!

Medfield, MA - Home Sales Data (May)

 

 

Analysis of Housing Market Statistics

Medfield , Massachusetts has seen a large increase of homes as well, but we're starting to see a little bit more traction on the sales side.  The last thee months sales jumped from 18 to 48 in just about two months, so that shows the buyers are out there.  Little movement in the other numbers, although worth noticing that the median for sale price has dropped to $620K, showing more balance in the upper range.

What Effect Will the End of QE2 Have on the Massachusetts Housing Market

A huge question is looming out there in the markets.  Let's take a look at where things stand.

 

What is QE2?

QE2 is short hand for the Quantitative Easing that the Fed is doing.  I won't bore you with how it actually works, but suffice to say the Federal Government is keeping rates low by ARTIFICIALLY keeping demand for US treasuries very high.  And, it's working.  The Fed decided on this course of action for several reasons, but the number one reason was that they were unable to lower rates any lower than they already are, and they needed another way to keep rates low.  The solution was to buy massive amounts of Treasuries.

 

What Happens When QE2 Ends?

Well, the thing that will happen for sure is that there will be fewer buyers of US Treasuries.  Less demand should make rates go up.  And if rates go up, than mortgages, credit card rates, and interest rates will probably all go up as well.

 

How Much Will Rates Go Up When QE2 Ends?

It's Clear To Me That the Fed

Has Made Housing a Priority

The answer to that question is the big enchilada.  Wouldn't we all like to know?  What we do know is that it will depend on various factors:  How ugly the European credit crisis gets is probably number one on that list, because if people aren't buying European bonds, they'll be buying Treasuries.  If the stock market continues to climb as employment continues to fall, that will put pressure on rates to go up as well.

 

How Will Housing be Impacted When QE2 Ends?

Any increase in rates is going to have some negative impact on housing prices and demand for housing.  That's just how it works.  However, in Massachusetts, we have (generally) low inventory levels, limited amounts of distressed housing, better than the National Average Unemployment, and Higher than the National Average Incomes.  Basically, if jobs improve faster than rates go up, the market may stay flat or even improve.  But we won't really know until we see how much rates move when the Easing Ends.

 

Other Factors that May Help Housing When QE2 Ends

One of the decisions that the Fed is looking at is the strength of the private markets to finance housing.  And, it's pretty clear to me, that are lot of banks in this area are feeling better about housing than they have in a long time.  They are coming up with innovative programs and holding on to loans (also known as portfolio loans) more than I've seen them do in 5 years or more - since the bust, basically.  These will get more buyers in the market.  It also doesn't hurt that rents are way up over last year - maybe 10% - and even then, availability is scare.  Renting, always expensive in Massachusetts, has gotten even more so.  And I won't be surprised if a number of folks get tired of writing checks to a landlord for a home they don't own.

 

Bottom Line Prediction

I'm a little nervous about the end of QE2.  However, I think the availability of credit and the better than average job picture is enough momentum to see us through that.  I think other parts of the country may fare less well, but I think it'll be steady as she goes in Massachusetts.  Maybe a hiccup or two, but we're used to that at this point.

Marlborough, MA - Home Sales Data (May)

Analysis of Marlborough Housing Market Statistics

Marlborough, Massachusetts: Well a big jump in inventory and a small bump in Sales has the Marlborough market looking quite a bit cooler. There's not quite enough demand to keep up with the inventory, but we have started to see sales percolate and listings slow down, so I think the next 45 days will tell the tape of the market in Metrowest. As far as Marlborough however, if you're a potential buyer, the influx of inventory could mean lots of choices for you. There's still over 10% short-sale inventory in Marlborough, and Foreclosures are up too - and that's enough distressed inventory to keep a lid on prices.
