Analysis of Housing Market Statistics Worcester , Massachusetts

 The Worcester market has seen a big surge in inventory - about 70 homes - but has seen a similar rise in sales - about 66 homes.  Big jumps in momentum, already evidently early in the spring season, bode well for Worcester, which still has a significant property

over hang.  It is still a buyers market, but a less so.  As the Sold days climb, it's primarily due to the longer listed property selling - generally a sign that more properties are finding prices they can be sold at.  There are still large numbers of short-sales in Worcester that will put pressure on buyers to find property not impacted by the the restrictions that come with short-sales in this market.  Foreclosures are down, just about 7 percent of total inventory.

What Happens to my Credit after a Short Sale, Foreclosure, or Bankruptcy?

The economy may be on the mend, but on the mend is a long way from fixed.  Bottom line, it's tough out there for a lot folks, who are saddled with debt, out of work, or dealing with large reductions in at home income. Those issues, combined with the vast drop in real estate values in the past five years are leaving many people in situations where in order to move or sell their home, they will need to have a successful short sale, and more people are undoubtedly going to get foreclosed on.

 

Credit is hugely important issue for folks.  Car loans, Home loans, Credit Card interest rates, even oil delivery contracts all depend on credit.  What happens today with your home will affect your credit score down the road,  and we'll try to take a look at that here.

 

Overview of Short-Sale, Foreclosure, and Bankruptcy

Short-Sale

A short-sale is effectively a charge off of the mortgage.  It is very serious, as the creditor/lender is agreeing to "not be paid back" all of the sum that you have borrowed.  In the end though, you are trying to make the best out of a bad situation, and typically lenders will look at that in the future more kindly than the next two situations. Perhaps not much, but a little.

 

Foreclosure

Foreclosure is when the lender takes your home as collateral for the loan, which they primarily do in the case of non payment.  Like the short-sale, foreclosure will typically result in the lender not requiring you to pay back the

debt, but you lose your home, and your credit score will be affected for years.  Lenders typically have to do through all sorts of legal procedures to take your home, many of which they avoid with the short-sale, and it is probably for this reason that foreclosures usually impact your score more negatively and for a longer time than short-sales.

 

Bankruptcy

If you declare bankruptcy (and there are two types), generally, you are not paying multiple creditors what they are owed, or less than what they are owed, or much slower than they require, or all three.  Bankruptcies can stay on your credit for 7 to 10 years, and while they can alleviate some short-term pain, the consequences are severe enough on your credit that it should generally be the last resort.

 

What Are My Options For Getting Financing After A Short-Sale, Foreclosure, Or Bankruptcy

 

FHA, Fannie Mae, Freddie Mac

 

Broken Piggy

The various government entities have their own standards for when you will be able to borrow for a home again.  In general, FHA is easier than Fannie Mae, and Fannie Mae is easier than Freddie Mac, but since most of us don't know how to reach one of these folks directly, it's generally easier to discuss your credit with a lender and see which programs are the most likely for your situation.  In some short-sale situations, you will be able to purchase a home right away!  For foreclosure and bankruptcy, you'll be waiting 3-7 years, unless you can prove extenuating circumstances.  Everyone's circumstances are different, so if you found your self between a rock and a hard place but your situation is now improved, do make sure you talk to a knowledgeable advisor.

 

Private Financing

The government is not the only one who can offer mortgage loans.  Banks can as well, and this "private" financing can be more flexible than government loans.  Today, this financing is basically non-existent, but historically it returns as the economy strengthens.  Be aware, that the damage to your credit means that even with this private financing you'll be paying higher rates, but it will still be possible to borrow.  A steady payment stream and cleaning up the rest of your credit will probably speed your way to lower rates and cheaper financing.

 

Strategies for Rebounding From a Short-Sale or Foreclosure

Here are a couple of strategies to get back in the game!  Don't hide from your issue - learn the rules of the game and tackle it head on.

1) Find someone who can check your credit and talk to you about what your next steps are.  Mortgage professionals can usually spot the biggest - and the smallest - issues on a credit report.  Fix the ones that can be fixed, and see when you can tackle the next one.  There will likely be points in time where it will make sense to borrow, or engage in an activity (like purchasing a cell phone), as a way to re-establish a positive payment history and get that score moving back up.

 

2) Cash is your Friend.  It's easy to say, but when your credit is bad, cash is king.  Live below your means, if possible, and save cash to buy cars, avoid credit card debt, and build for your next home purchase.  You are more likely to find home financing, both with the government and with private financing, the larger your down payment is.  And with poor credit, borrowing to buy things is just going be so much more expensive than it was before it will take longer than ever to dig out.  Yes, you can find someone to sell you that shiny new car at a crazy high interest rate.  But paying $5000 cash for an older car will be much cheaper over a couple of years, saving you money, both in interest and costs.

 

3) Join a Credit Union.  Credit Unions are local banks that can help rebuild credit, and may offer better rates than other financial institutions, since they typically are tied in with your income as well through direct deposit.

0-6 Start has Sox fans seeing Trouble in Paradise

Ugh.  What a gross start to the season.

 

I pride myself on being able to not over react to a series or a stretch of bad baseball - although brutal to watch, it happens to all teams. This reminds me too much of LAST April however, back when the Sox were still healthy, and watching them literally throw away games.  This feels worse - because they are so much better on paper - but Aprils not over yet.  Let's hope they snap out of it before the month is over.

 

Note to Terry F.:  Hit Crawford Fifth, and stop moving the guys around.

 

But I digress.

 

Last April was brutal.  Remember the 5 blown saves?  How about the .259 batting average for the month of April?  THE ERRORS.  Remember the guys were healthy in April.  The injuries didn't start till May.  The injuries were clearly apart of the August the Sox had last year, where they batted less than .259.  But all the other months were better - even when they had the skeleton crew out there in July and September.

 

This April will take a miracle to save.  They are all pressing.  I don't see how that's going to improve with the cheers  at Fenway and the Yanks in town - the pressure to perform is going to be crazy.  Losing the games to Texas was no biggy.  Texas is good.  Their team is designed for that ballpark and they are good.  Not so with Cleveland.  It certainly looked to me that the Cleveland pitchers were willing to be more aggressive and bet that the Sox wouldn't make them pay.  And you know what?  It worked.

 

The Sox were cocky, even brash with the media in Spring Training.  The problem with that?  The baseball gods are cruel.  And you can't hit eating humble pie.

 

Guess who has the second highest batting average at .231?  JD Drew.  Yikes.  On both counts.  The pitching I'm not totally surprised at.  Lester normally has a few bad games in April.  Beckett just got tired quickly, and Matsuka pitched OK (I think he will do well this year, call me nuts). Lackey is Lackluster, he eats innings and he's good at that.  Just don't expect a lot of low scoring games.  But the bullpen was really woeful too.

 

Let's hope they get hot against the Yanks.  Have to sooner or later.

Westborough, Massachusetts : 

 

Very interesting Westborough report today. First a shadow inventory update for Westborough. With zero foreclosures, it's hard to see how the shadow inventory is going to affect Westborough. Six short-sales though, so some troubled inventory. But that's way down from the last report, which had fifteen homes in the troubled part.

 

Inventory is up, but it's all new inventory - the rapidly falling active days on market shows the newness of it. Sales have moved up swiftly as well, and note the last three months - 36 sales - and at that pace Westborough will quickly move from a neutral market to a seller's market. But we'll see if that momentum can continue, and if the number of sellers stagnates - or continues to soar. With over half of Westborough's inventory under 500K, I expect sales to keep moving quickly, and not stagnate as much as they might in Sudbury and Medfield - where the luxury markets are choking off the competition at the top end.

Analysis of Housing Market Statistics

Upton, Massachusetts: Upton has seen increases in inventory, and sales.  More encouraging for sellers is flip/flop in sold and active market time.  With Active market time under the Sold market time, that indicates that some of the more stale property in Upton is moving off the market.  There's still a little extra inventory in this small market, and the overall time on market is still to high to call it a neutral market, but this is a positive trend, and combined with some of the recent activity in Metrowest, should be followed closely by buyers and sellers.

Analysis of Housing Market Statistics

Sutton, Massachusetts has a surprising number of Foreclosures, for such limited inventory.  There are a couple that actually look like pretty good deals, but there's still lots of risk, so this is definitely and area buyers should be careful with.  The inventory has bounced back to pre-December levels, and the inventory gets a bit younger, but no real change from the last report, as the Sutton market stays balanced between buyers and sellers.  Just note with a small market, certain price ranges can get hot quickly, with inventory limited for Sutton committed buyers.

  • Sudbury has 113  homes (vs. 85 in the last Sudbury Home Sales Report) listed as Active.
  • Sudbury had 91  houses sold (vs. 92) in the last 6 months, and 28  homes sold in the last 3 months.
  • Sudbury has an Average Market Time of 153 days for SOLD  homes.
  • Sudbury   has an Average Market Time of 198 days (vs. 245)  for ACTIVE homes.
  • Sudbury has an Average Sold Price of $675,124 for sold homes.
  • Sudbury has 3 properties (vs. 5) advertised as lender owned (typically foreclosure) .
  • Sudbury has 5 properties (vs. 4) advertised as short sales required by lender .

Analysis of Housing Market Statistics

Sudbury, Massachusetts:  Well, the sellers have returned to Sudbury.  Some interesting notes:  The days on market for Active homes dropped, but that's primarily because 30 new houses - almost 25% of the market - has come on since the last report, so it's not all that positive a development.  That number is projected (by me), to grow.  Market time for Solds was basically unchanged.  The new inventory has really flooded the top end, probably with numerous sellers who are going to sit and wait for a buyer.  If they don't that's really good news for Sudbury and the rest of Metrowest.  Even though the average sales price is in the mid 600's, over half the Sudbury inventory is above 850K.  That looks like too much inventory to be competitive for sellers in that segment even going into the spring. That means that buyers should have good selection, but should be wary about pricing, as it is likely price reductions are in order for more than a few homes in that segment.  If you're thinking about bargain hunting in Sudbury, well the news is not so good.  Under 650K, the active market time is under 140 days, and the Solds are under 100 days, with sales outpacing actives 4:3.  That is a very, very tight market, and buyers will need to move fast and know what they want to be successful.

Analysis of Housing Market Statistics Shrewsbury, MA

 

Massachusetts - Very much a side ways report - no big changes in Shrewsbury since the last report, maybe a little extra inventory and the weather may have contributed to some loss of momentum an increase in market time.  Quite a few short-sales in Shrewsbury, but not too many lender owned properties at this point.  The average sales price in Shrewsbury shows that the top end in town continues to move briskly, so buyers must be finding value in Shrewsbury at higher price points.  Or it could be the best tax rate in Metrowest....
