Homes For Sale in Sudbury Market Report

 

The Sudbury Real Estate Market checks in and looks more like Southborough than Natick. Home prices in Sudbury and Southborough are quite different, but the supply/demand balance - the forces acting on those prices - are pretty similar.

Like Southborough, we see prices continue to move up, but gradually. Also like Southborough, the HSI's isn't all that mind numbing with what we've seen elsewhere. Other similarities include the low inventory levels (every chart seems to have that) and the decline in transaction volume, which we are seeing everywhere.

An interesting bump appears in bank impacted inventory at this report - but Sudbury has had so little of the stuff I guess it's not that surprising. Had nowhere to go but up!

 

The forecast in Sudbury remains the same as in Southborough too: Seller's will be getting lots of attention, especially under 800K. Demand exceeds supply until further notice!!

  • There is an Average Market Time of 212 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $239 (vs. $236 )
  • There was an Average Sold Price of $716,966 for sold homes.
  • Sudbury ,MA, has 2 properties (vs. 0 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Sudbury has 1 properties (vs. 0) advertised as a short-sale is going to be needed by lender.
