And we check in on Sutton today, to see where they are at. Hey, guess what, a new record for the HSI in Sutton. I'm sure it's a little juiced because this time of year many folks pull there houses from the market, only to re-list in January, but we are still looking good. How do I know? Well the past six months sales is also a record - at 72. That's quite the pace, and it's over 20% higher than the next best report, none of which had ever broken 60.

The low market times, rebounding $/ sq foot, and limited inventory mean this will be a good year for sellers in Sutton. Buyers like the prices, and are moving in. Sutton has steadily improved since 2011, and now is among the hot real estate markets in Massachusetts.

A key other note: Last year, Sutton had over 11 bank impacted properties clogging up the works. They are all gone in this report, and banks - unlike home sellers - don't pull properties off market. So those stats are real. Look for prices to start moving in Sutton in 2014.

Homes For Sale in Sutton, MA Market Report July, 2013

For every set of data, there is an outlier - a data point that doesn't make sense. Hello outlier, thy name is Sutton.

 

Why is Sutton an outlier? Numbers look OK at first glance, especially the chart:

But the numbers are certainly not as robust. In fact, if you take out the MLS status change, I think we would probably show a weaker report here than 95. The kicker is that $/sq foot has dropped $19, which is a lot to drop in this market, especially since we're seeing them go in the other direction. How is that possible? It's probably largely because Sutton is a smaller data set - only 33 houses for prices in the last 6 months, and the most recent prices aren't in the mix yet - and also because towns fall out of favor from time to time. We've seen great numbers from most of the Worcester burbs, so this is really a shocker to me, but let's look at the next report in a couple of months and see if things don't turn around.

This I know though, what it may mean is that Sutton is a compelling value right now for buyers - and that is sure hard to find.

And Sutton has stayed steady - the HSI is down, but only a bit, and there's a bunch of Pendings. The $/sq foot dropped, but is still above where it was just two reports ago. Sutton looks to be having a pretty good spring so far for sellers - and buyers are moving things along.
