Framingham, MA - Home Sales and Real Estate Market Report (Feb, 2013)

The Framingham Homes For Sale Market Report

 

Wow. This home sales report for Framingham makes no sense to me. Let's start with the headline number. The HSI went up (over the winter now - the "slow" market-) to 129 from 118. Both of those are pretty ridiculous numbers. Now lets look at the number of active homes for sale. They have dropped on the chart from 218 down to 97. That's a reduction of over 50%. Then we look at the days on market, again, a super-strong 89 for homes that have sold. (Anything under 90 is really spectacular). So all that data is pretty un-ambiguous - the market is red-hot. And what do I see? Prices are down. Not a lot, but they should be going up.

 

 

 

Where does that leave us? Well Home Sellers are going to be really happy with my market prediction for Framingham. Home Prices are going up. I expect them to go up sharply this spring. And I don't think that it will matter - buyers will keep the pressure on. There is clearly outsizes demand in Framingham, and it's likely being fueled by rising prices in Natick and Boston, which show no signs of slowing down.  Can't wait to see how it turns out when the June prices come through. The only think that shocks me is that sellers have been happy to keep the status quo and aren't pushing prices up on their own.

  • The amount that was paid in Dollars per Square Foot averaged $174 (vs. $177 )
  • There was an Average Sold Price of $327,834 for sold homes.
  • Framingham has 3 properties (vs. 4 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Framingham has 12 properties (vs. 19) advertised as a short-sale is going to be needed by lender .

Ashland, MA - Home Sales and Real Estate Market Report (January, 2013)

 

Ah, the first of the new year reports are here. Ashland is on tap,

 

let's see what the chart says:

 

 

 

The chart shows a strong Ashland market for home sellers, but the data has some interesting numbers in it. First, the Home Seller Index is still good, at 104, but has pulled back from last reports blistering 132. Why? Lack of inventory. It's

 

possible that maybe demand is weakening, but when we look at the inventory numbers, (the number of homes for sale) it's a pretty paltry 46. More important, the $/sq foot number is at a high here on the blog, as it made a solid jump since the last report, and stands 3% higher than this time last year.

 

The one real negative I see is that bank impacted inventory is up sharply, which will keep prices down. Over 25% of the Ashland market is a short-sale or foreclosure. Sellers who are not short will find buyers willing to pay higher prices.

  • Ashland has 5 properties (vs 4 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Ashland has 6 properties (vs 3) advertised as a short-sale is going to be needed by lender .

Charlton, MA - Home Sales and Real Estate Market Report (Jan, 2013)

 

The Charlton, MA Homes For Sale Market Report

On to Charlton, where we see the real estate market has improved to a record according to the HSI, which checks in at 73.

 

The story in Charlton is one of falling inventory. Charlton was one town that did very well this fall, and a number of homes are in pending, which will probably make the next report look better than this one. This one shows actives dropping, but it's not the seasonal withdrawal of homes that we see this time of year - it's that the buyers liked what they found in Charlton. Home Sales are up even over the spring and summer reports - a tough feat we haven't seen in many towns.

 

 

 

Interestingly, $/sq foot actually fell in this report - by quite a bit - meaning that the increased sales came at a price. Home Sellers made adjustments to the market and found that sweet spot where home buyers from all over saw value. With the inventory levels cleared out, it'll be interesting to see if we see a rebound in home prices this spring.

Still way too much bank impacted inventory in Charlton, with over 25% of the market now impacted by lenders (banks). Most are short-sales, we'll see if home buyers keep moving those off the market. But they aren't helping home prices or liquidity.

  • The amount that was paid in Dollars per Square Foot averaged $131 (vs. $138)
  • There was an Average Sold Price of $219,063 for sold homes.
  • Charlton, MA has 4 properties (vs. 6 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Charlton, MA has 11 properties (vs. 11) advertised as a short-sale is going to be needed by lender .

Berlin, MA - Home Sales and Real Estate Market Report (Jan, 2013)

The Berlin Homes For Sale Market Report

 

Today we're going to take our first look at Berlin. Berlin doesn't have a lot of inventory in a slow market, so it's not the best for looking at for my data centric approach in these reports. But we'll give it a go anyways.

 

No foreclosures or short-sales in Berlin, and there won't be many, but we'll track as we always do until they resort to their historical averages in Metrowest.

Berlin has just 12 homes for sale currently. That's not too many!! Clearly, buyers who have targeted Berlin either need to be very dedicated, not so picky, or very lucky. There's whole price ranges that don't have a single house! Sellers don't get great traffic, but the demand at this point is about equal to supply, so we see an HSI of 72. That's a neutral reading, that doesn't favor buyers or sellers. Sellers with attractive properties saw a quick turn around, even in the fall, with an average of just 138 days, which is not too shabby.

Boylston , MA - Home Sales and Real Estate Market Report (Jan, 2013)

The Boylston Homes For Sale Market Report

Boylston is next on the list to take a peek. In the last report we noted that the climbing inventories would likely result in some price changes, and that's what we see in this report, as Bolyston is one of the few towns were we see $/sq foot actually going down.

 

 

 

However, the good times for home buyers are over, as the inventory has dropped back down to levels that are favorable for home sellers, and home buyers did grab the selection while it lasted, setting a record for Boylston in sales in a six month period.

Boylston is back to a neutral market, and whether there are more sellers than buyers this spring will determine where the market goes from here.

MA Property Taxes:Tax Rates from Most to Least

Massachusetts Tax Rates from Most to Least-2015 Preliminary Rates, 2014 and 2013 actuals

These rates are reposted from the Mass.gov websites.  They are sorted by Residential rate.  Rural towns, without a lot of commercial development often have high tax rates.  But they also generally have low tax values (properties are cheaper), but not always!  Also, some towns have greater service levels (pick-up trash vs. collection areas, for example) and of course more money spent on teachers and schools will affect the tax rate.  Bottom line: Tax rates are important, but looking for value for your tax dollar will yield the most satisfaction.

These rates are reposted from the Mass.gov websites.  They are sorted by Residential rate.  Rural towns, without a lot of commercial development often have high tax rates.  But they also generally have low tax values (properties are cheaper), but not always!  Also, some towns have greater service levels (pick-up trash vs. collection areas, for example) and of course more money spent on teachers and schools will affect the tax rate.  Bottom line: Tax rates are important, but looking for value for your tax dollar will yield the most satisfaction.

Westborough, MA - Home Sales and Real Estate Market Report (Dec, 2012)

The Westborough Homes For Sale Market Report

If you look at the headline HSI number, at 91 in this report, we might think that Westborough is cooling off. But is it really? A closer look at the underlying data shows that with just 45 actives - a new low - sales numbers have to fall off as there simply isn't anything for home buyers to buy!

 

Reports like this always make me nervous in December - I worry the market will be too tight, too frothy, for my buyers. Hopefully, this year, like last, sellers will come out early in January and Feb and we'll have a nice long selling season. We will see though, weather is always a factor, and a deep run by the Patriots could also slow things down (yes, the football season impacts the real estate season!).

 

 

 

The chart shows sales and actives falling, and as a result, the HSI normalized around 90 - still very strong for sellers.

Metrowest markets are now going to see buyers pay a little more - to stop looking a little bit sooner. Competitively priced neighborhood properties are going to move very quickly. Buyers might be sleepy in January, but I think we're going to see quite a bit of activity.

  • The Dollars paid per Square Foot in Westborough is $185 (vs. $186 )
  • There was an Average Sold Price of $452,218 for sold homes.

Upton, MA - Home Sales and Real Estate Market Report (Dec, 2012)

The Upton Homes For Sale Market Report

The last report predicted that sellers would start to crowd each other out and prices would fall - but the buyers swooped in and helped out the sellers. A record six month number of sales (52) completely wiped out the houses for sale, leaving us with a tight market for buyers - and a much improved one for sellers.

 

 

 

 

Prices did seem to ease a bit, but I wouldn't say fall, as it was only $2 a square foot, and that's not too much for just one data point. There were actually fewer

homes for sale this time last year, but the sales were decreasing - not increasing - as they are in this report. Sellers should get solid traffic as soon as they get out there this year.

  • The Dollars paid per Square Foot in Upton is $155 (vs. $157 )
  • There was an Average Sold Price of $369,488 for sold homes.
  • Upton has 2 properties (vs. 1 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
