Sutton, MA - Home Sales and Real Estate Market Report (Dec, 2012)

The Sutton Homes For Sale Market Report

The Sutton housing market has taken a pretty sharp shift to favor sellers. With just

38 homes for sale, and many of those headed for the sold column, buyers are going to find the January market awfully bare. I have a theory that there are going to be a lot of sellers in January and February - a hangover from the election cycle where things were very quiet - but we won't be able to see if that theory has any merit this week. Here's the chart:

 

 

 

As we've seen elsewhere, the buyers have really been the story, as they have continued to buy property - even though sellers have largely stayed off the market. Buyers will have to be aggressive in Sutton - don't let a property you like go to

someone else over a couple of thousand dollars!! Sellers should use the spring market to push prices up, as the demand is there.

 

Just as an aside, we've seen a huge jump in $/sq foot in Sutton, with a record at $160

Worcester, MA - Home Sales and Real Estate Market Report (Dec, 2012)

I always enjoy doing the Worcester reports. First off, there's so much DATA. Small towns with a only a little data can move around a lot, and can be hard to inference if there is a trend or just a blip in the market. But with Worcester, there's so much data there's not a lot of room for ambiguity.

It's also been excitingly recently as the Worcester market has really shown signs of the long climb back. Although much of eastern Massachusetts has seen an improving real estate market for years, Worcester lagged, buried in foreclosures and awash in debt. That is now changing. The go-go days of the 2000's are by no means back, but what we have is a normal, healthy market in Worcester. One where investors are oh-so-carefully wandering in to fix properties and get them back into the market. Let's take a closer look.

 

 

 

First thing I'd like to point out is the number of properties for sale, the orange line. It peaked at 679 and is now down to just over 400. That's a reduction in number of homes for sale in Worcester by 40%. Forty-percent!! Looking at the yellow line, we can see why - sales have climbed by about the same amount. The increase in sales has pushed down the available property, and as a result, good things happen for sellers.

 

Prices are just at a record (since I've been tracking them) in this report, at $113/ a square foot and rising.

 

More good news for Worcester: Foreclosures are down to just 22, about half what they have been since I started tracking. (they were consistently in the 40's). Short-sales houses are down by about 10%, so the bank impacted inventory is down across the board significantly.

 

All these factors have my Home Seller Index in Worcester at 92 - also a record - and squarely in a sellers market. What does that mean for sellers? It means you should reach for prices if you house is in good shape and popular locations. You may get more then your neighbor did just last year. Buyers will have to work harder to find what they want, but if Worcester is your goal, buy soon - before the market really starts to move, as it has in towns further east.

Sudbury, MA - Home Sales and Real Estate Market Report (Dec, 2012)

The Sudbury Homes For Sale Market Report

Oh, Sudbury, how does thee housing market fare? It fares pretty close to what I've seen throughout the fall. Tight inventories, continued buying pressure, and price pressures. Here's the chart:

 

 

 

Look at the green line (actives) and how quickly it has fallen to a new low. We're 25% below where we were last year, and last year was tight. More interestingly, the pendings are under represented here - there's even less than the meager amount shown on the chart.

We do see a interesting bit of data. The six month sale tops out at over 150, but the last 3 months (about half) are showing just 50 sales. That's a much slower pace than the late spring place from last year, and it's the primary reason that the Sudbury HSI only moved up four points. Home Buyers are still buying - slowly - but the home sellers are not coming on to the market this fall, and that is squeezing home buyers. I expect any new listings to really receive outsized attention this spring. New buyers will be coming in, and old buyers are still circulating. Should be pretty interesting, assuming we're not all under 3 feet of snow of course.

Red Sox Lineup is Filled Around the Edges; No Progress on Pitching

Shaking off a bad Sox Season

Been a long time since we've had a Sox post, and we're due. Before we look ahead, one must look back. I have to say, even as one of the Fenway Faithful, it was HARD to watch the team last year. It's not that they were unlikable - (of course they were unlikeable.  They didn't win! "loveable losers" is not even a possible notion). It's not that they were losing. It was HOW they were losing. Watching Baseball played badly is like sticking an ice-pick in your arm every couple of minutes. Have a lead? Bullpen blows it. (ice-pick). Can't get your starting pitcher out of the first inning without giving up a crooked number? (multiple ice-picks). Extra inning game you lose on a bad call? (ice-pick). Injuries pile up to your favorite players? (more ice-picks).

 

Yep, hard to watch they were.

 

Baseball Stitches

How's does last place feel?  Like Christmas

without Presents.

We were even denied a true Booby V. season (not a typo). I had at least hoped for some press jousting, name calling - some sort of memorable moments from a hard-charging, my-way-or-the-highway, type manager. When did Bobby V turn into such a wus? It seemed clear to me that Bobby was adept at recognizing young talent and bringing them along, and he managed with what he had, but he got his legs cut out from under him early (thanks to Pedroia and Cherrington) and whimpered all the way to the end of the season. Shame.

 

Peering into the Red Sox Hazy Future

 

It's all in the books now though. Soon, it will be cold, and the team will be assembled and the rite of Spring, with the hope that it brings, will start anew. But as the year ends, I'll try to use some of my extra time to see what the forthcoming season might look like. Here's the short version. We still aren't very good. Here's why.

 

Lineup

I'll look at the lineup in more detail next time, but let's start with a basic admission:

 

Who the hell were those guys? For about four months, the lineups were held together with some very good AAA players. Great guys.  Good pieces. But not everyday players. Just too many of them to win with.

 

Look here, this will be fun to look at:

 

Originally Projected starting player/AB in 2012 with the Sox

2B Dustin Pedroia /563

Notes: Yay, Dustin. You lead the team, with 140 games of AB's. Not quite a full season, but...

SS Mike Aviles/ 512

Notes: An everyday player, he posted a .663 OPS. Where does that rank in the AL among qualified short stops? 8 out of 11 qualifiers. Not good enough by far.  Of course, if/when Iglesias is starting, I'll be DREAMING about getting Aviles back. Sigh.

DH David Ortiz/324

Notes: What a season for David! The half he played, of course. The other half, not so much.

CF Jacoby Ellsbury/303

Notes: Another half season player. But no MVP talk this year with a .370 Slugging!!!!!

LF Carl Crawford/117

Notes: I'm sure Crawford thinks Boston is cursed. Without a place in the lineup from the get-go, things went from bad to worse as he played this year in just 31 games. Can you say happy to leave?

 

Basically a year where the talented guys couldn't stay on the field, and the less talented guys failed to fill the leaks in the dyke well enough. We'll look at this more later, but now we'll look at the central issue. The pitching.

 

They STUNK. Will they Stink?

The Red Sox could not pitch a lick last year. Not a lick. They managed, in ERA, to outpitch just 3 teams in MLB. The Indians, the Twins, and The Rockies. When I look at that statistic alone, only one thought circles in my mind endlessly.

 

It's a long climb back up.

 

With an ERA that bad, it means you have problems everywhere. Starters, relief, closing and probably catching too. Where to start? Start at the top I guess.

 

Clay Buckholz and John Lester are your #1 and #2, but you would have to be licking the bottom of the punch bowl to think that they are going to have a season where they carry the team like Pedro and Schilling did oh-so-long ago. Can they be good? They are good. Can they be great? Both of them? In the same year? That's another question entirely, and the chances are just very small. They will need help. Let's look at the calvary.

 

Felix Dubront. First year in the rotation was a success. 29 starts, 160 innings, and an ERA just short of John Lesters. (4.86) He will need to improve mightily.

 

Franklin Morales. He convinced me he deserves to start. I hope he does.

 

John Lackey. Gulp. Gulp again. I used to be positive about pitchers coming back from Tommy John surgery. Then I watched Dice-K pitch this year. Truth be told? 160 innings and a 4.7 ERA and I'm ECSTATIC for John Lackey.

 

OK, that's really hard to think about. So let's peek at the bullpen.

 

Closing: Andrew Bailey. If he can get on the field. And stay there.

Set-up: Tazawa. You earned it kid.

And we have a mess of 5-6-7 inning guys. But who doesn't in December?

 

That's who they got folks. And it gets better: There's no free agents this year who will help that mess. No one in AAA banging at the door to start until maybe the middle of next year.  So we're banking on a trade. We'll have to hope that Cherrington has something up his sleeve for a true #2. (I'm just assuming an #1 type deal doesn't exist). But I'm skeptical - there's so few of those guys available, and you have to give up a ton.

 

We need to face facts here folks. A lot has to go right for these guys - basically the same guys from last year - to shave a full point off the team ERA. Anything can happen, but it's not realistic. Best case is the bullpen carries the team (like Baltimore's did last year), and glosses over the lack of dominating front of the rotation guys.

 

So if it's all for naught, what do we have to look forward to?  Well there is this......

Southborough, MA - Home Sales and Real Estate Market Report (Nov, 2012)

The Southborough Homes For Sale Market Report

OK, on to Southborough, moving further East from Shrewsbury's real estate report on the single family sales. Right off the bat, we see a big difference, as Southborough has cooled off noticeably. (That red line headed down? That's the Home Seller Index.) It was quite high in the last report, and there are some pendings, but the fall was not particularly good in Southborough, and that why we have the drop.

 

 

 

Just as a comparison, Southborough has about 9,500 people and has about 48 houses on the market, where Shrewsbury is more than 3x that size, and has just 119, instead of a projected 150. Shrewsbury is really tight!! And Southborough is no joy for buyers either, tying it's low water mark for available houses. Many pendings here too - showing buyers are getting impatient. As well they should - there's not much to buy.

 

 

What's a buyer to do? 1) Know your real estate market. Know where you want to be and see everything in your home price range. You'll need to make decisions quickly, so do your looking first - and not after - you see a house you like. 2) See everything. So many buyer eliminate houses based on the internet marketing. Big mistake. There's not much to see, so see what you can. 3) Be patient, but not when a new listing comes on. Go, Go, Go. The best ones won't wait for you.

 

What's a seller to do? 1) See what you can. No substitute for first hand knowledge. 2) Get multiple opinions, especially if you're not getting activity (you should be!). 3) Watch your competition. If they are dropping, you'll need to too. You can probably reach, a bit, if you're home is in move-in condition. But home buyers aren't buying willy-nilly - they need to see some value.

Shrewsbury, MA - Home Sales and Real Estate Market Report (Nov, 2012)

The Shrewsbury Homes For Sale Market Report

Shrewsbury tightens up - are prices headed up too? That's the big question we're confronted with with this report. If you look at the chart, there's clearly been momentum all through fall, as inventory has dwindled and sales have continued to climb. This dynamic has pushed the Home Seller Index to a high in Shrewsbury, at 103. The $/sq foot, however, is not climbing, but holding steady, so the question is how long will that be the case?

 

We know that sustained home inventory imbalances lead to price increases (as we've seen throughout Metrowest). So the question is will there be more buyers than sellers as we head to the Spring? Home Buyers in Shrewsbury are already finding it to be, ahem, thin, to say the least, and the actives are at 119 with a bunch of pendings, so it is by far the tightest market I've seen in Shrewsbury since the bubble so long ago. However, as we head to December, we need to remember that

people do pull their homes from the market for the holidays, and some of that is undoubtedly factoring in at this point. Still, my money is on the trend that we see though Metrowest, and the pressure on prices I expect to continue. Buyers need to be quick to new listings - the good ones will not sit in this market.

4.56 for every $1000 of home sale price - (the gross sales price, not the net profit). The seller owes the amount, not the buyer as part of the transaction, and will appear on the seller's side of the HUD.

 

How much is the Home Sale Tax/Fee?

The tax in most counties is $4.56 per $1000 of sale. Here's a chart to estimate how that adds up.

This quick chart will help you narrow in on the cost, but the final cost does depend on your final sales price, and although my chart only goes to $750,000, the tax continues to go up from there.

 

Are there exceptions to the Tax

Well - there are counties where it is more expensive! Barnstable charges additional tax, and the islands (Martha's Vineyard, Nantucket) have additional fees tacked on to every sale.

Northbridge, MA - Home Sales and Real Estate Market Report(Nov)

The Northbridge Homes For Sale Market Report

 

Northbridge has improved slightly, with sales outpacing actives for the first time. Sales have stayed strong through the fall, and inventory has fallen, which is producing the slight better numbers for sellers (and tougher for buyers).

At 79, it's not nearly as competitive for buyers as many other towns (although the new construction has skewed the numbers a bit as noted in other reports). It's a neutral market, where buyers and sellers have about equal leverage. Properties with few flaws have many suitors- but properties that need attention or have unfixable problems are still selling at good values.

The data is below; short-sales and foreclosure activity is roughly flat, consistent with what we're seeing in other areas. Not a lot of movement up or down, and that will probably be the case until prices move up significantly (reducing the needs to short-sale).

Northborough, MA - Home Sales and Statistics (Nov)

The Northborough Homes For Sale Market Report

 

Northborough has slowed down a little, but the lack of inventory is what is really constraining the market. With just 101 days on average for sold home, the demand has stayed good. Sales are down, but actives are also down - just 68 - which is a new low. Those looking in Northborough are not finding a lot of options, especially since about 20 of those 68 are in pending. Here's the chart.

 

Unlike last time, we are seeing the sales (the yellow line) follow the active line (the green line). That's what we see when there's not enough houses! A market getting softer would show the active line moving up, but that's not what we see.

 

In another note, the number of short-sale is up - probably reflected optimism that banks will help them shed their debt. I agree with that - I think Banks are getting smart about getting the debt off their books.

more turkey than home sellers in Northborough, as

the best birds have been bought.

  • There have been 101 houses sold in the last 6 months, and 44 homes sold in the last 3 months.
  • The Average number of Days on Market was 101 days for just SOLD homes.
  • There is an Average Market Time of 165 days of the homes For Sale (currently for sale).
  • The Dollars paid per Square Foot in Northborough is $176 (vs. $172 in the last report )
  • There was an Average Sold Price of $385,362 for sold homes.
  • Northborough has 2 properties (vs. 3) advertised as lender owned/foreclosure (typically foreclosure) .
  • Northborough has 8 properties (vs. 5) advertised as a short-sale is going to be needed by lender .
  • Northborough “Home Seller Index” (HSI): 91 Last Report:100
