The Berlin Homes For Sale Market Report

Berlin remains a good market for homes sellers. Prices remain near their highs, transaction volume set a record, and inventory - the number of homes for sale - remains tight.

It is worth noting that current home sellers are quite optimistic too - with asking prices far ahead of current sale prices. They haven't been rewarded though - as their days on market is much greater than the sales. This looks like another situation where homes sellers will need to make some price cuts based on their wishes to entice buyers.

What should active home buyers do in Berlin?

I think the current home buyers have it right - they are waiting out the lower prices. The properties that are out there are 10% or more ahead of the market, so even with 5% reductions, sellers are still quite optimistic that buyers will come up. To be right though, inventories need to fall further, and new homes can't undercut current asking prices. One of the other of those things will happen I think, as we've seen elsewhere, and so buyers should remain patient if Berlin is their goal.

What should potential home sellers do in Berlin?

With an HSI of 165, the market is good - however, home buyers remain rational. They aren't chasing prices. For new home sellers, there is an opportunity to "look cheap" while the rest of the market sits out at too high a price, and yet you can still ask a premium over Spring prices. That is a good place to be for a seller.

The HSI suggests future price increases may be

possible for home sellers, but slightly

rising inventories may slow that process.
