The Northborough Homes For Sale Market Report

Home sellers in Northborough have gotten rather optimistic, as we've seen elsewhere, shrinking home for sale inventories have encouraged home sellers to stretch the market for prices, and in the last few reports, they have done just that.  Folks in Northborough aren't as aggressive as they are in Natick, but they are certainly moving up faster than the buyers are at this time.

What should active home buyers do in Northborough ?

Home buyers will likely find little to buy in their price range.  With Northborough's listed homes near the low since we've been tracking, it's tough sledding for buyers.  In addition, as noted, the prices for those homes are far ahead of where the sales have been.  Northborough buyers should wait for more competition - but also think about back up towns, to increase their chances of success.

What should potential home sellers do in Northborough ?

Home sellers should be encouraged by this report - but it looks to me like buyers - for now - are holding firm with what they will pay.  They certainly aren't chasing prices at these levels.  The HSI shows that there is pressure on prices - but not panic.  Sellers should work to position their home for a quick sale, as that will be the best chance to get top dollar - without reaching too far, or the buyers may take a pass.

Home Sale Transactions and Homes for Sale have moderated since October,

but the pressure remains on home prices.
