Real Estate Sales for Hudson, MA - Home Sales and Real Estate Market Report (Jan, 2016)

The Hudson Homes For Sale Market Report

Hudson has a very interesting report. The overriding factor is the limited number of homes for sale - the lowest ever - which has been continuing the trendline started in May of 2012. But there are some other interesting aspects.

Asking prices are well above past sale prices at the moment,

after a sharp turnaround from the last report.

Despite the low number of home for sale, sellers were at attractive prices. The remaining homes, on average, are way ahead of the sale prices, showing a limit to the buyers enthusiasm for all things Hudson. Part of their aggressiveness on price is their newness - with only 60 days of market time on average, most of the current homes for sale are quite new to the market.

What should active home buyers do in Hudson ?

Buyers should recognize that most homes in Hudson - if you can find one you like - are probably priced too far ahead of the current sale pace. As inventory comes on, prices will probably moderate, and for sure, choices will multiply. But be warned: There will be a backlog of buyers when things start coming on, and good listings will have lots of attention.

What should potential home sellers do in Hudson ?

Home sellers should be thinking about listing sooner - rather than later - in a market that is as tight as it's ever been. Prices are near their high, and with demand building, now could be a great time for quick sale at top dollar.

putting pressure on prices.

Real Estate Sales for Grafton, MA - Home Sales and Real Estate Market Report (Dec, 2015)

The Grafton Homes For Sale Market Report

Grafton continues to march higher for home sellers. There's some new construction sitting around, but it's hard to tell how much of that is selling, just not through the MLS. Prices are continuing to move up though, and for sold properties, the days on market is quite short. Buyers are scooping up right priced properties.

Sellers expectations and buyers expectations are well

aligned, producing quick sales.

What should active home buyers do in Grafton?

Home buyers should move quickly on new listings - or they will find they are gone. As long as inventory remains tight, prices are headed up, and I think the spring will see even more pressure on prices than last year.

What should potential home sellers do in Grafton?

Home sellers: Get ready to take advantage of any demand spikes in the early spring - or late winter! The number of homes for sale is near a low, and if it goes lower, buyers will be getting even more anxious. Bidding wars will ramp up, and with some good timing and the right showcase, you can benefit.

Inventories have been on a steady decline since we started tracking.

I predict they will go lower this spring.

Real Estate Sales for Framingham, MA - Home Sales and Real Estate Market Report (Dec, 2015)

The Framingham Homes For Sale Market Report

Prices have leveled off - for the moment in Framingham.  But is this a new trend for 2016 or merely a seasonal respite?  December data is notoriously tricky to analyze, but that is what we are here for, so we will check.  First look at the price trends, especially what the sellers are ASKING.

Note that the sellers are asking quite a bit more than they were, on average.  They remain optimistic that the market will come up to meet them.  They are not far away from buyers purchase points, so they may yet succeed.  A lot will depend on how soon the inventory starts to come on in 2016.

What should active home buyers do in Framingham ?

Home buyers should continue to think about the prices in Framingham.  Yes, they are much cheaper than Natick, but that doesn't mean they are a good deal.  There are a lot of surrounding towns, that perhaps don't have as good a location as Framingham, but might offer more value for your dollar at this point, because they have not gone up as much.  As you can see in the chart, Framingham prices have moved quickly and substantially - almost 25% in less than two years - and I'm just not sure how much more is in the tank for Framingham until the other towns catch up.

 

 

What should potential home sellers do in Framingham ?

Home sellers in Framingham can rejoice, as prices continue to make new levels.  This chart below, which shows a more complete picture of the market, shows that inventory levels continue to trend near the lower points of the spectrum, and transactions keep climbing.  I think prices will continue to move higher next year, although more modestly than the last two. Home sellers should have no problem moving all but the most troubled homes.

  • There have been 498 houses sold in the last 6 months, and 252 homes sold in the last 3 months in Framingham.
  • The Average number of Days on Market was 31 days for just SOLD homes.
  • There is an Average Market Time of 101 days of the Framingham homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged 216 (vs. 216 in the last report)
  • Current sellers are looking for $230 /sq foot
  • There was an Average Sold Price of $404,889 for sold homes.
  • Framingham , MA, has 1 properties advertised as lender owned or foreclosure (typically foreclosure) .

We've been talking for a while now that Clinton has reached the value stage, where home buyers are noticing, and coming to take advantage. The price action has been pretty crazy - with a big spike, a pull back, and now back on the way up. Here:

Part of this is there's not a "ton" of home sales, but also I think the investor community is swooping in, and since they are typically buying less expensive properties, - but after they see signs of a bottom - we see the swings.

What should active home buyers do in Clinton ?

Home buyers will find the best properties are moving quickly, but with prices at a bottom, can feel confident that their purchase is well timed. Make sure it is well priced! Don't guess - as the market heats up, too many buyers are willing to overpay - costing them years in potential equity.

What should potential home sellers do in Clinton ?

There's not much competition, but getting your home to look it's best will pay big dividends - higher prices, quicker sales, easier transactions. Unlike the last couple of years, the buyers are out there, so finding them is less of a challenge. They are budget oriented - but with many towns out of reach, they are motivated.

Real Estate Sales for Charlton, MA - Home Sales and Real Estate Market Report (Nov, 2015)

The Charlton Homes For Sale Market Report

Charlton is seeing rising prices - and a late season of home sales. But on paper, the HSI is only 110, so what's going on? And why are sellers asking such high prices?

The answer is in new construction. About 1/3 of the homes for sale in Charlton are new construction, and new construction has higher prices on average than the market, and it also takes much longer to sell, especially when some builders are listing homes that they can't actually build for a year or more. If you want a good read on the market, focusing on the sales data -as opposed to the "for sale" data - will give you the best read. With just 65 days on market for the sales, we can see that the market is probably much hotter than an HSI of 110. It's probably above 150, and that accounts for the rise in prices. Further, the late transaction volume is a function of homes being finished up for the fall, so new construction probably spiked that number too.

 

 

What should active home buyers do in Charlton ?

Home buyers who are looking at new construction will find plenty of choices - but many are well ahead of the re-sale market. While a premium for new is common, buyers should be cautious about it getting too rich. The re-sale market is thin, but there are still options - they are moving quickly though, and buyers shouldn't assume the market will wait for them - it won't.

What should potential home sellers do in Charlton ?

Home sellers should get ready to take advantage of the spring market. The builders have created an opportunity for sellers to get good - perhaps great - prices, while still looking like a discount to what's offered. Many buyers will choose new construction, but savvy buyers will look at re-sales too, and there sellers could probably shine. Some markets will be particularly thin with limited competition, and those present opportunities too.

 

Despite loads of New construction in Charlton,

the demand for homes is growing faster than supply.

Real Estate Sales for Boylston, MA - Home Sales and Real Estate Market Report (Nov, 2015)

 

The Boylston Homes For Sale Market Report

Bolyston has had a great six months - the best six months since we've been tracking - but it's hard to think that will continue looking at this data. Sales I think have peaked, and with current asking prices, the market may grind to a halt. Home sellers are a little over their skis in Boylston, and with out major cuts, Home Buyers will pass on by.

I'm not sure prices are actually falling, but they probably aren't

rising as fast as home sellers would like.

What should active home buyers do in Boylston?

Home buyers have been snapping up bargains, or at least well priced property, but there's little of that left. Asking prices are a whopping 25% over the sale price in this report, and although that number is probably a bit underweight, (probably a outlier sale or two in there), it argues that buyers are not chasing each other. And the HSI of 144 says the same thing - we know home buyers are only going crazy when we crack 200 or more, and we're far from there. Find your favorites, and wait them out. Many will probably de-list and reappear in the spring, but meanwhile, you may want to consider some other towns where sellers aren't quite so off the mark.

What should potential home sellers do in Boylston ?

I think you need to take a good look at your asking price if you are a home seller. Chances are, you are too high. How long can you wait? Don't leave yourself with too little time to make adjustments - the buyers come when they come, and if you want to "make it rain" you have to drop much further. A good analysis with an experienced agent will help.

Inventories are low, but not so low that the market "must" go up.

A pull back is likely.

  • The amount that was paid in Dollars per Square Foot averaged $166 (vs. 177 in the last report)
  • Current sellers are looking for $204 /sq foot
  • There was an Average Sold Price of $435,400 for sold homes.

Real Estate Sales for Berlin, MA - Home Sales and Real Estate Market Report (Nov, 2015)

The Berlin Homes For Sale Market Report

Berlin remains a good market for homes sellers. Prices remain near their highs, transaction volume set a record, and inventory - the number of homes for sale - remains tight.

and raised prices on new listings.

It is worth noting that current home sellers are quite optimistic too - with asking prices far ahead of current sale prices. They haven't been rewarded though - as their days on market is much greater than the sales. This looks like another situation where homes sellers will need to make some price cuts based on their wishes to entice buyers.

What should active home buyers do in Berlin?

I think the current home buyers have it right - they are waiting out the lower prices. The properties that are out there are 10% or more ahead of the market, so even with 5% reductions, sellers are still quite optimistic that buyers will come up. To be right though, inventories need to fall further, and new homes can't undercut current asking prices. One of the other of those things will happen I think, as we've seen elsewhere, and so buyers should remain patient if Berlin is their goal.

What should potential home sellers do in Berlin?

With an HSI of 165, the market is good - however, home buyers remain rational. They aren't chasing prices. For new home sellers, there is an opportunity to "look cheap" while the rest of the market sits out at too high a price, and yet you can still ask a premium over Spring prices. That is a good place to be for a seller.

The HSI suggests future price increases may be

possible for home sellers, but slightly

rising inventories may slow that process.

Who's Hot? The Real Estate Markets where Buyers Acted the Craziest this Spring, 2015

Hot Markets - Not Hot Markets

It's the story of real estate: Markets get hot, prices go up, and eventually - markets cool. Natick has been on a long run - and had fallen to the #2 hot market in the last report. It's now fallen to fifth, as the higher prices are pushing more people out of the market, and halting the bidding wars that have been going on for years.  This is the first time in a while we don't have a single town above 300, showing that there is much more of an equilibrium across the area for home prices.

 

What do I mean by equilibrium?  Since the start of the recovery, we've had a few towns where there were WAY more buyers than sellers. Those locations resulted in intense, quick rising markets.  As the prices rose, buyers moved on to towns that had better value propositions.  By equilibrium, I mean that the demand is much more evenly spread out across the whole area.  It's not even, of course, that's what the chart illustrates, but it's much MORE even.  The lowest score is about 100, and the highest is 255 or so, for a total range of 155.  In the last report, the total range was 260 - a spread almost 30% higher.

 

Instead, Hudson and Ashland have made big moves to jump up to the top of the rankings, and the reason is simple: VALUE.  These towns have seen prices move, but not as much as many of the towns on the list, and at this point, they are relative values.  The market rewards value by quick sales, and markets that heat up.

 

If you've forgotten where we've come from, you can take a look back here.  This chart from 2012 has just one town (Natick) above 100, while all the other towns are closer to 80 than 100.  It's quite the stark comparison.

 

 

 

 

What are the home price expectations?

One place where Natick hasn't moved is prices.  It remains number 1, and has advanced well past towns like Sudbury and Medfield.  If you can't make the price jump to those three towns, the next 7 towns are all very closely related in price.  Framingham is the town that has moved the most recently, and it's market is very hot - so watch the prices there - but the other towns have mostly stabilized and are very rational.

 

If you still need greater value, the towns below the top 10 will provide it, and a number of them look like they are poised to see price jumps - Upton, Grafton, maybe Marlborough, Milford, all have room to run.  It should be noted, that this chart is pretty close to what the relative value of all these towns should be as a basis point.  The reason this chart is more accurate than its predecessors is because of the pretty good equilibrium noted in the chart above.

 

 

Which towns have done the best?

I wish I had started tracking this data in 2009 and 2010, but I didn't. Still, over the long-term it will provide my readers value. If you look at the last chart, Upton had only moved 3%, but has now tripled that.  Many other towns that were at the bottom are starting to move in price appreciation, and that gets us right back to value.  The towns near the top are slowing down in appreciation, while the ones near the bottom are closing the gap. With virtually every town up 10% or more, you can see the entire area I cover is now in full swing recovery.  Several towns have rebounded from all their losses, and are charting all time highs. A bunch of towns are close, and about a third still have a ways to go - but the process is on the way.

 

 Next year the I'll have four years of data, and it should really start to show how the market recovers.

The Worcester Homes For Sale Market Report

I love all the data in the Worcester report. Really gives a good understanding of where we are in Central Mass. When the market starts to get soft - it'll show up in Worcester first I'll bet. But that's not what we see here.

What we do see is a record for 6 month home sale transactions. 867 shatters the record just set in the last report at 743. Despite all the transactions, the number of homes for sale has stabilized in the low 400s - well above the lows in the 200's and 300's. What that probably means is that Worcester has hit a point price-wise where a large number of people can sell - where they couldn't before. Reluctant landlords, people who were looking to move years ago but couldn't - they've heard and seen prices are better, and so there is this wave of property coming on. The question is - will it keep coming on? Or will the home sale purchases keep pace or start to push home sale inventory even lower? My guess is the latter - at these prices, I think sales volume will continue to be above average, and eventually we will see fewer homes coming on.

 

What should active home buyers do in Worcester?

Prices are still fair - they haven't moved much - in fact they've come down a bit, as the rise in homes for sale has taken some of the air out of the price balloon. In some neighborhoods, choices are thin, but not so thin you can't find something.

What should potential home sellers do in Worcester?

Home sellers, I think, should wait to see what happens this winter on the homes for sale front. I think there's going to be a price rise in the near term - a significant one. If you have to move, I wouldn't put it off, but it wouldn't surprise me if home prices were 5-8% higher by the end of the spring market. The average sale is about $200,000, so 8% is about $16,000 - a good return for a few months. It's not a given, but if inventories tighten, we're going to see some moves.

  • The amount that was paid in Dollars per Square Foot averaged $137 (vs.140    in the last report)
  • Current sellers are looking for $ 138   /sq foot
  • There was an Average Sold Price of $208,151 for sold homes.
  • Worcester , MA, has 23 properties advertised as lender owned or foreclosure (typically foreclosure) .
  • There are 26 properties advertised as a short-sale is going to be needed by the lender.

Moving a little east, we check in with Upton's much larger neighbor, Westborough. Westborough has gone on a bit of a run here, and prices have moved a bit up.

Home sellers have adjusted prices to meet the market,

and have been rewarded with sales.

Notice that UNLIKE Upton, Westborough home sellers are priced near the market - which is an indicator that sales will continue at a good pace. Even with prices up, and demand just as strong as in Upton - home sellers look to be far more rational.

What should active home buyers do in Westborough?

If you look at the detail data below, Westborough has been very busy in the last 3 months. That means most of the good stuff is gone - and what's left needs work or has other issues. Just because on average prices are near where they should be doesn't mean you don't need to be careful - if you are buying a home with more than the "average" number of issues, it may still be priced high. Just a reminder that trends are useful, but houses are individuals, and should be assessed as such.

 

What should potential home sellers do in Westborough?

Home sellers rejoice - the market is good. Prices are at the highest point since we've been tracking, and transaction volume is also at a record for Westborough. With inventory low, but not critically low, the Spring market - and really early 2016 - sets up well. Westborough looks to have a very strong year - as long as new listings don't get too far ahead of the market.
