Real Estate Sales for Shrewsbury, MA - Home Sales and Real Estate Market Report (Feb, 2016)

The Shrewsbury Homes For Sale Market Report

Shrewsbury has been a very consistent market performer for several years now.  Although asking prices spiked last year at this time, this years asking prices - while still moving away from the buyers - are more modest.  Buyers used a quieter fall to claw back some of the increases on prices, but things will probably start moving up and to the right soon.

Home buyers and Home Sellers haven't always been on the same page

for prices, but home buyers keep moving up each year.

Inventory, the homes for sale, is at a low, but Shrewsbury has consistently  been very low in February, before things loosen up for the spring.  This time, though, things are tight everywhere - I wonder if there will be more or fewer listings than last year, and how buyers might respond.

What should active home buyers do in Shrewsbury ?

Home buyers need to be patient - until the right home comes on.  There's a back log of house hunters out there, and the good houses will be moving very quickly this spring.  Not sure how the snow factors in this week, but it will probably delay - even further - new inventory, which is not good for the buyers.

 

What should potential home sellers do in Shrewsbury ?

Home sellers in Shrewsbury look to have another great season in front of them.  Based on these numbers, homes will be moving - and quickly - as they have in the season of recent past.  If sellers want to spark bidding wars, get that home looking its finest right from the get go - as that when you'll get 80% of your traffic in the first month.

The number of homes for sale is near the low, but the last three Februaries show the same

pattern.

Real Estate Sales for Northbridge, MA - Home Sales and Real Estate Market Report (Feb, 2016)

The Northbridge Homes For Sale Market Report

The market in Northbridge is always a bit difficult to discern becuase there's so much new construction going on.  Transactions are higher than reported, prices may be higher than shown, and certainly pressure on prices is at least a bit more.

Prices seem to have stalled, but the large

number of new construction closings maybe muddling the dataset.

Having said that, home sellers have modest expectations of price appreciation, and that's probably because there are still a lot of homes for sale, but those numbers are shrinking, just like every where else. If the builders start getting backlogs, they're going to move prices up - and the rest of Northbridge will follow.

What should active home buyers do in Northbridge ?

Home buyers will find some prices ranges with many options, but others are quite thin.  The resale market doesn't have a lot of choices.  Homes could move quicker than expected outside of those more crowded price range.

What should potential home sellers do in Northbridge ?

Home sellers need to look at their micro market carefully - they could have move room to run in certain areas.  Still - the new construction puts a cap on how far re-sales can run, and the market, while getting tighter - is still not tight enough for the bounce that we've seen in other towns.

Despite the active building in Northbridge, the active

listings continue to decline.

The Northborough Homes For Sale Market Report

Home sellers in Northborough have gotten rather optimistic, as we've seen elsewhere, shrinking home for sale inventories have encouraged home sellers to stretch the market for prices, and in the last few reports, they have done just that.  Folks in Northborough aren't as aggressive as they are in Natick, but they are certainly moving up faster than the buyers are at this time.

What should active home buyers do in Northborough ?

Home buyers will likely find little to buy in their price range.  With Northborough's listed homes near the low since we've been tracking, it's tough sledding for buyers.  In addition, as noted, the prices for those homes are far ahead of where the sales have been.  Northborough buyers should wait for more competition - but also think about back up towns, to increase their chances of success.

What should potential home sellers do in Northborough ?

Home sellers should be encouraged by this report - but it looks to me like buyers - for now - are holding firm with what they will pay.  They certainly aren't chasing prices at these levels.  The HSI shows that there is pressure on prices - but not panic.  Sellers should work to position their home for a quick sale, as that will be the best chance to get top dollar - without reaching too far, or the buyers may take a pass.

Home Sale Transactions and Homes for Sale have moderated since October,

but the pressure remains on home prices.

The Natick Homes For Sale Market Report

As is often the case in Real Estate markets, there are always a few home sellers in every town who want a bit more than the market will bear.  They tend to sit around a little bit longer on the market. But let's look at Natick:

Home Sellers are very optimistic about the market.  Probably too much.

Holy cow. Sellers are a whopping $57 higher a square foot than the sales in the last six months. That's not optimistic - that's flat out crazy talk. As an example, a home that was 2000 sq feet, sold at around $540,000, but current asking prices are $650,000. Natick has been great for Home Sellers, but I think it's unlikely to see that kind of price rise so quickly. Home sellers will need to come down.

What should active home buyers do in Natick ?

Active home buyers will find reasonably prices homes hard - near impossible - to find in this environment. Although the average home seller has been on the market over twice as long as successful sales, they are still asking crazy premiums. Could there be a good value out there? Sure. But don't expect it.

 

What should potential home sellers do in Natick ?

Home sellers in Natick, like in Millis, have a great opportunity to appear a value, by pricing expensively, just not exorbitantly. Home Buyers might perceive you as a value, and you can get the best of both worlds.

Natick still has a super high HSI, but with inventories so tight,

transaction volume has moderated - and prices have stalled.

Checking in on the housing market in Milford, we're presented with this odd chart:

recent sale prices.

What gives?  It's been three reports in a row where the sale prices have been higher than the asking prices.  How can that happen?  Well, it's because the homes that are currently on the market - and not selling - have the greatest issues, and have to be marked down far below the average sale in town. Usually, the ratio of "lots of issues" homes to "average to only a few issue" homes favors the nicer homes, so it doesn't bring down the average.  But there's clearly a few distressed homes in Milford that are working on the number.

What should active home buyers do in Milford ?

Recognize that with two reports in a row above 200, prices in Milford are under pressure.  That means well priced homes in good condition are selling fast - really fast.  In fact, the average home sale is in just 40 days - so many homes are selling in the first couple.  Home buyers need to know the market, and know Value, so they can act when they see something.

Home sellers look to be set up for an easy spring.  With inventory near all time lows, and buying pressure well established, there are plenty of anxious home buyers looking for your home.  Be ready to move by getting your home in top shape to make the buyers move quickly - and a competitive situation may be headed your way.

The Medfield Homes For Sale Market Report

Medfield buyers grow impatient, and move their prices up to meet the market.  Home sellers helped too, by cutting prices until they were in reach.  Unlike some other markets, the current inventory - what little there is - is priced pretty close to market.  I expect that new sellers will probably reach a little more, but buyers have already moved up - it's not clear how much more they will move.

Home buyers should realize that properties are scare, and buyers are pushing prices up.  What seemed like a reasonable value six months ago is now going to sell quickly, as the market has moved up.  Well priced properties are going to attract a lot of attention - and move quickly.

Home sellers should be happy to see the HSI is at an all time high for Medfield.  Demand is very strong, and homes in good condition will get lots of attention, and sell quickly.

Real Estate Sales for Marlborough, MA - Home Sales and Real Estate Market Report (Jan, 2016)

The Marlborough Homes For Sale Market Report

In the last report, we saw sellers and buyers coming together to bridge the gap between them, which resulted in the best market for sellers since we've been tracking.  All that activity, however, has made the sellers more optimistic, as they have reached further ahead with asking prices than they did for last year.

Home sellers have moved asking prices up in response to a fast moving market.

Buyers paid prices are moving up too.

What should active home buyers do in Marlborough ?

Home buyers should wait for more inventory - but be aware, with inventory this tight, there's going to be a lot of activity for the right properties.  Pressure is building, and prices look set to keep rising this spring.

 

 

What should potential home sellers do in Marlborough ?

Home sellers should have an easy time of it.  The market is hot and getting hotter, and prices are getting higher.  Properties in good condition and good locations should be reaching for prices - but not so much to scare off the buyers. The current sellers are too high - and their market time shows that the buyers are only willing to go so high.  So unless you want to sit, don't reach outside the buyers grasp.

Real Estate Sales for Hopkinton, MA - Home Sales and Real Estate Market Report (Jan, 2016)

The Hopkinton Homes For Sale Market Report

Hopkinton sees prices under pressure more so than the last couple of years.  In 2012, there was a huge push on prices in Hopkinton, that eventual resulted in a 10% move.  But it hasn't really moved since, except perhaps seasonally.

However, when you look at the HSI, that suggests that things are going to continue to tighten in Hopkinton, as sales volume has picked up this fall, and inventory number - the number of homes for sale - have fallen to their lows.  In the past, that has been a good indicator of a market on the move. Don't be fooled by the average time on market - many of those homes are advertising new construction, and are just place holder listings that accrue lots of market time.

What should active home buyers do in Hopkinton?

Try to buy early!  Prices may look 2% higher by May.  It will be hard, however, as this environment will likely breed competitive offers for the best homes.

What should potential home sellers do in Hopkinton?

Home sellers should plan on being out there early.  Last year, there were so many late entrants to the spring market, they started to crowd each other out.  The real action was in March and April. Take advantage of the good weather and list sooner - rather than later.

We see a nice Rational market in Holliston. Prices continue to march upward, and the number of homes for sale remains tight, but buyers are cautiously pushing prices up. Sellers grew tired over the spring of waiting around, and most cut prices to be in line with the market. So sellers came down a bit, buyers came up a bit: Rational market.

What should active home buyers do in Holliston?

Home buyers should see that the market is tight. This means most sellers, like last year, that come on early will likely move their prices ahead - higher - than the market is at currently. So be cautious of new listings! I think this year we will see a small - but noticeable - inventory build around the area, and that will crimp prices rises - eventually. But right now, the market is tight almost everywhere. Holliston has a HSI of 180, which is quite high, and only new inventory will bring it down.
