Natural Gas and Oil: Home Heating Prices - What's the Diff?

Yes, Oil Heat is More Expensive. But How Much Will It Really Cost a Homeowner?

In the past couple of years, my home buyers have been looking for natural gas heat homes, almost without exception. Suddenly, everyone wants Nat gas! I spent some time today gathering significant information to help home buyers understand the differences - practically speaking - about the two most common fuel sources: Natural gas and Heating Oil. Nationally, Heating oil is only about 7% of all homes, but here in the Northeast, that's not the case - in Metrowest, it's probably as high as 50%. Most home buyers are going to be looking at homes that have oil, and since many have never had it, we'll talk about it a bit.

This, in a nutshell, sums up all the fuss. The price of heating oil has increased almost 4x in about 15 years. That's not good for heating oil users. But just how bad is it? That is what this post is about.  Spoiler: Keep reading!  This post doesn't end the way you think it will  :-)

OK, I had to crunch a lot of numbers for this chart. Here we go:

 

 

Homeowners with Oil Are paying a lot more to heat

their houses than Nat Gas homeowners

This chart says it all. (Want to know where I got the data? Wasn't easy. See my notes Below).

Back in 2000, heating your house with oil cost more than heating it with gas. But not much more. So for the most part, buyers and sellers didn't care too much about what heat source a home had. Mostly, people were looking for gas so they could cook with it - a problem easily solved with a propane tank if necessary. However, heating oil has climbed pretty steadily since, and has risen to where it is now 3 times as much to heat your house with oil. Now home buyers are very motivated to find those natural gas houses, and I've had some buyers tell me that they won't even look at houses heated with heating oil. Obviously, buying a natural gas house will save you thousands of dollars every year!  That's so easy to see!

 

What?  What do you mean hold on?  There's a problem?  What Problem?.

 

Fantastic, Now I'll Just Buy a Home that Uses Nat Gas

Easy right? The only problem is everyone is buying Nat Gas houses, which creates a demand imbalance. I took a quick look at sales in Hopkinton, which has a mix of oil and nat gas. I only looked at houses built after 1985 (to keep the product relatively simple). There were 45 heating oil houses and 55 Natural Gas heat houses. The average price of a Natural Gas house was $208/ sq foot, while oil houses were $193/ sq foot. I'll be the first to admit that 50 houses is not enough data on the subject, but that is about what I expected to find - a 7% price increase for homes heated by Natural Gas. How much is 7%? Well in Hopkinton 7% will cost you about $45,000 for the houses built after 1985. That's not a typo. 45 THOUSAND DOLLARS. Per house. On a mortgage that's about $225/month, or $2700/year. If I combine Southborough, Northborough and Westborough with Hopkinton (all four towns had roughly 50/50 mixes of oil and gas) the numbers stay about the same (114 oil houses, 135 nat gas houses, almost large enough for me to have some confidence around it) around 6.5% more for a Nat Gas House.

 

You've read this far, and now it hits you. "Matt, did you just say I might pay $2,700 a year for a Nat Gas house in order to save $2100 in extra heating costs when using heating oil? That's insane! It's costing me money to buy a home with Natural Gas and that defeats the whole point!"

 

Yup. That's what the data says. Markets are awfully efficient that way. Surprise!

 

Now, just to be clear, the average size of the home in my data set was about 3000+ sq feet, so the heating costs are going to be above the average. So it's probably about the same in cost, no matter what type of house you buy.  All that money you were saving?  It just went to the bank to pay your mortgage - not to your wallet.

Heating Oil: Why the good news could get better.

Alright, so now we've thrown conventional wisdom on it's head. Buying a home with Nat Gas isn't likely to save you money because those homes are more expensive. But what if heating oil costs keep going up? Eventually, it'll be a huge money saver! Right?

 

Well, that depends. Right now, the price of oil in the states is at the "world market" price. That's largely because we get our oil from the "World", i.e., outside the U.S. But with advances in oil fracking, we're finding LOTS of Natural Gas and LOTS of Oil right here in the good old USA. How much? So much that the oil companies are worried about a glut of oil, to the point where they want to remove a 40 year old ban on exporting the stuff. If the ban doesn't get removed, then we are going to have too much oil (OK, too much for the oil companies!) in the states, which will likely push down gasoline and heating oil prices. I expect though, that the ban will be lifted - partially anyway - and prices will probably stabilize after retreating a bit. The politicians are smart enough to know that lower gas prices here keeps people happy, so they will want lower prices locally than the "world".

 

Natural Gas, however, is a different story. Natural gas supplies are already in a glut, and that is why the prices of Nat Gas reached near record lows last year. But at the prices that they were at, Natural Gas suppliers can't make any money, so they stopped buying it, to reduce the supply. That in turn, lead to a significant (30%) rise in prices this year on Nat Gas, and that is likely where the suppliers will try to keep them. They can't get much higher - or the suppliers will supply more - but they can't get much lower either.

 

Combine the two forecasts and I think what is likely to happen is the difference between heating your home with oil and Natural gas is likely to narrow significantly - perhaps by as much as 50% - over the coming years. If that happens, than the price of heating oil homes may close the gap, adding to the gains that you might see along with the regular market appreciation.

 

Nat Gas VS. Oil: How was the data collected and changed?

 

I'm sure I'll get comments that either my methodology or conclusion must be wrong.  So, I can at least address the methodology here.

 

First off, I relied on pricing data from the US Energy Administration. They provided the historical cost to residential users for both natural gas and heating oil:

There were issues with both data sets; For Natural Gas, there are huge price swings month to month (it is ironically typically more expensive in the summer, when people are not using it, and cheaper in the winter). To smooth out the price volatility, I calculated a seasonal average of the price over 7 months for each year. For the heating oil, they don't even bother tracking the price in the summer, so I averaged the prices to fill the data gaps. Similar to Nat Gas, I used a seasonal average of price for each year.

 

That still didn't help me with how one price related to the other. Fortunately, I googled this article:

NYTIMES Heating OIL

The article is overly, uh, pessimistic about oil, but it provided the key data relationship I was looking for: Average heating oil costs vs. Natural Gas. Their source is the energy department, so it should be close. I found lots of "anecdotal" evidence that supported the relationship.

 

Once I knew what the cost was in year 2011, (The article used 2011 data), I could back into the consumption for each fuel and then adjust it for each of the historical average price of each year. (Did you get that? It's quite sneaky).

 

Obvious problems with the data:

Although for what I was trying to calculate it's pretty accurate, there are problems. In no particular order:

1) How accurate is this for Massachusetts? Well, it's hard to know. The fuel prices are probably pretty accurate, although Nat Gas costs more in the North East than other parts of the country. So for that reason, I would expect Northeast heating bills to be more.

2) What about consumption issues? The very crux of the matter, sir or madam, is the problem of consumption across the country. Heating oil is relatively confined geographically to the north east - where it is cold and consumption is high, but Nat Gas is everywhere. It doesn't take a genius to realize that if they are counting Florida's "heat bills" in the average for all Nat Gas users than the data is going to be misleading. That is to say, that Nat Gas consumption in the North East could be far more - and the gap between gas and oil much closer - than it is as calculated here.

3) What about any one particular house: This really isn't useful for that. Bigger houses use more, Newer houses use less, and there are lots of variables in between. (Windows, insulation, temperature settings, hot water usage, etc).

4) Will I really pay so much more money for a Nat Gas House?  Not as much for a small Nat Gas house, but that is because your heat bill is much less of a concern.  I would have liked to have used a larger data set (a couple of thousand houses) but it's not easy to do without introducing a lot of variables that could muck up the data.  Any (decent) real estate agent will tell you that nat gas houses are selling faster and for more money, even if they don't know exactly how much.  This gives you a benchmark though: It's not cheap, and may not save you any money at all.

Charlton, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Charlton Market Report

Charlton comes in with a slightly lower HSI, but a higher $/sq foot, so whatever trend we had going in the last two reports seems to have stopped. Charlton hadn't run so high, price wise, so there was less pulling back I guess. Three reports in the 90s is certainly good for home sellers, and home buyers too - the market isn't running so fast as to be hard to keep up with.

Otherwise, there is not too much in this report. The market time looks high, and worthy of note, but when there's a lot of new construction, those numbers tend to be less reliable.

 

Interesting that the brief spike in bank impacted inventory has dissipated (from 7 to 2). Normally, that is a pre-cursor of rising prices, but it shows that people are buying riskier assets in Charlton, which should be good for home sellers.

  • Charlton, MA, has 1 properties (vs. 2 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .

Boylston, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Boylston Market Report

In the town of Boylston, another small town much like Berlin, we see a similar pattern. There's a little more data here, so we'll look a little closer. First off, we see that Boylston hits a record for it's HSI, at 95, a substantial jump from 82, but hardly like the other HSI that we are seeing along the pike. Actives are down - but sales are too - coming off the seasonal peak. So overall, the market remained strong through the fall, and Boylston is positioned for a wave of activity when the market begins to see some inventory.

A small pull back in home prices doesn't mean

demand is falling in Boylston.  Yet.

Once again though, we do see a drop in $/sq foot. Is that the sign of the market softening? No, I don't think so. Looking back to January in 2013, we see the $/ sq foot clocked in at $153, so we're actually up over 10% year over year. That's a big surge in any book, and with a climbing HSI, I would say prices are still headed up.

The next town up is Clinton, which should give us a little more volume, and is right between Berlin and Boylston, so should give us a rounded out picture of the northwest corner of Metrowest.

Berlin, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Berlin Market Report

The report for Berlin MA gives us the first peek at a quieter part of Metrowest. Story remains the same. Remember, Berlin is a very small town, so the numbers can jump around a bit, and we have some of that in this report.

 

Prices came down in Berlin in this report, but are still up sharply over the year.

With this one, I've begun to include the $/sq foot in the graph, as I do spend some time talking about it, and it will be a major focus this year, as we try to figure out what happens to prices.

Clearly, with only six (six!) houses on the market, one needs to be be pretty careful when evaluating anything statistically. But the HSI is around 150, so things can't be too bad, for sure. Things in fact are very good for sellers, with so little competition. Lack of competition makes it hard for buyers to compare properties, and that can be very favorable for sellers in certain cases. Note that $/sq foot has taken a sharp fall in this report. It may seem that things are getting cheaper, but rather I would suggest that the previous report contained a few outliers that pushed the number up. Year over year, the $/sq foot is still up over 10%, and that is in line with what we are seeing in other markets.

Southborough, Westborough seek New School Superintendents

Southborough and Westborough seek Experience Education Administrators to Continue School Excellence

 

Southborough and Westborough are often on my customers wishlist for homes as they have well regarded school systems and access to Boston. But in a interesting development, these neighboring towns will be competing for administrators for the top spot, as both have superintendents that are retiring.

Worcester, MA - Home Sales and Real Estate Market Report (December, 2013)

 

Homes For Sale in Worcester Market Report

As we close out the year, let us look to Worcester, to see how the tea leaves read for 2014. Worcester drops to a new low in the number of homes for sale, and a new high in the HSI.

Nothing too unusual there, but I do see some key things to think about:

1) Price pressures not as great in Worcester. Prices are up - but modestly.

2) Momentum slowing: Home Buyers are not hitting the gas here. Either there are fewer of them, or they are not looking aggressively right now.

3) Sales headed down: The number of sales is about the same as last December, but well short of the last couple of reports. This could be reflective of the lack of inventory, rising prices, waning demand, or some combination of all three.

 

 

We see a rise in bank owned property - perhaps banks, seeing that now is time to get rid of there foreclosed properties, are moving more aggressively on this front. They are likely to be successful as well - with home inventories at a serious low, they will get plenty of attention.

  • There are 268 homes listed as For Sale in Worcester.
  • There have been 653 houses sold in the last 6 months, and 335 homes sold in the last 3 months.

  • There is an Average Market Time of 149 days of the homes For Sale (currently for sale).

  • There was an Average Sold Price of $190,720 for sold homes.
  • Worcester, MA, has 23 properties advertised as lender owned/foreclosure (typically foreclosure) .

Westborough, MA - Home Sales and Real Estate Market Report (December, 2013)

Homes For Sale in Westborough Market Report

Westborough is looking to start the year unfriendly to home buyers, as inventory has dropped to 25 houses (10 are withdrawn, so I'll call it 30). With 133 sales in the last 6 months, that pace will have to come down with out a substantial rise in property for sale.

Upton, MA - Home Sales and Real Estate Market Report (December, 2013)

Homes For Sale in Upton Market Report

Upton turns in it's best real estate report much like the rest of Metrowest. Last year, Upton was one of my "hidden areas of value", as buyers were looking elsewhere, and prices in Upton stagnated. Unsurprisingly, the value has been found by the market, and Upton is on the move. We've got it all in this report - High levels of sales, only 15 houses for sale in the whole town, shrinking market time on both ends, and of course, rising prices.

The HSI is probably not "truly" 170, but

it's at least 140.  Buying pressure on House prices

looks set to continue in 2014.

Homes For Sale in Sutton Market Report, 2013 Summary

And we check in on Sutton today, to see where they are at. Hey, guess what, a new record for the HSI in Sutton. I'm sure it's a little juiced because this time of year many folks pull there houses from the market, only to re-list in January, but we are still looking good. How do I know? Well the past six months sales is also a record - at 72. That's quite the pace, and it's over 20% higher than the next best report, none of which had ever broken 60.

Home Buyers in Sutton have spotted Holiday Bargains,

and the house inventory is running dry.

The low market times, rebounding $/ sq foot, and limited inventory mean this will be a good year for sellers in Sutton. Buyers like the prices, and are moving in. Sutton has steadily improved since 2011, and now is among the hot real estate markets in Massachusetts.

 

 

A key other note: Last year, Sutton had over 11 bank impacted properties clogging up the works. They are all gone in this report, and banks - unlike home sellers - don't pull properties off market. So those stats are real. Look for prices to start moving in Sutton in 2014.

Homes For Sale in Sutton, MA Market Report July, 2013

For every set of data, there is an outlier - a data point that doesn't make sense. Hello outlier, thy name is Sutton.

 

Why is Sutton an outlier? Numbers look OK at first glance, especially the chart:

 

Note: The chart above updates automatically with each new real estate market post, so make sure the comments you are reading line up with the time the post was published.

 

But the numbers are certainly not as robust. In fact, if you take out the MLS status change, I think we would probably show a weaker report here than 95. The kicker is that $/sq foot has dropped $19, which is a lot to drop in this market, especially since we're seeing them go in the other direction. How is that possible? It's probably largely because Sutton is a smaller data set - only 33 houses for prices in the last 6 months, and the most recent prices aren't in the mix yet - and also because towns fall out of favor from time to time. We've seen great numbers from most of the Worcester burbs, so this is really a shocker to me, but let's look at the next report in a couple of months and see if things don't turn around.

This I know though, what it may mean is that Sutton is a compelling value right now for buyers - and that is sure hard to find.

And Sutton has stayed steady - the HSI is down, but only a bit, and there's a bunch of Pendings. The $/sq foot dropped, but is still above where it was just two reports ago. Sutton looks to be having a pretty good spring so far for sellers - and buyers are moving things along.

Sudbury, MA - Home Sales and Real Estate Market Report (December, 2013)

Homes For Sale in Sudbury Market Report

Sudbury shows continued demand even in the fall, despite declining inventories. The scarcity in Natick is likely pushing buyers in to Sudbury, since they are current comparable price-wise. As tight as the Sudbury market is, it's no where near as tight as Natick.

Only 57 properties for Sale in Sudbury, far and away a low for our reporting here.

That means that buyers are still putting pressure on prices, however, Sudbury still has a ways to go to catch up on a percentage basis with some other towns. That means it could still have room to run in the spring.

 

 

It's not the easiest town to get into; with an average sold price over 750K, Sudbury is quite expensive. Perhaps that explains the demand differential between the two town. Natick has more older, smaller homes for sale, so the average price remains under 500K. People are paying more a square foot in Natick, but the availability of the lower end homes in Sudbury remains very thin, and as such has been a drag on per sq foot prices.

  • The amount that was paid in Dollars per Square Foot averaged $236 (vs. $230)
  • There was an Average Sold Price of $753,113 for sold homes.
  • Sudbury, MA, has 0 properties advertised as lender owned/foreclosure (typically foreclosure) .
  • Sudbury has 0 properties advertised as a short-sale is going to be needed by lender.
