Milford, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Milford Market Report

Checking in to Milford this week we see a pretty typical report.

We see that the number of houses for sale is again at a low since we've been tracking. Prices are up a bit. But sales volume is slowing, and as a result we are seeing a lower HSI. Things are still good for home sellers in Milford - they are better than they have been in years - but I do see some signs that maybe prices could stabilize here. Like many of the towns I track, if there is a sustained buyer push - without new inventory of homes for sale - than prices will keep pushing.

 

 

I'm starting to think that this year is going to have 3-4 really great months for both buyers and sellers - but February isn't going to be one of them. March maybe though. We will see!

    Ahh.  I feel warmer already.  Maybe the potential

    home sellers are all on vacation too?  They aren't in Milford,

    that's for sure.

  • The Average number of Days on Market was 94 days for just SOLD homes.
  • There is an Average Market Time of 140 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $153 (vs. $150 )
  • There was an Average Sold Price of $275,212 for sold homes.
  • Milford, MA, has 1 properties (vs. zero) advertised as lender owned or foreclosure (typically foreclosure) .

Too Early to Talk Sox Yankees? Nah. Superbowl is over. Why Wait?

World Champion Sox Look To Repeat

One of the coolest things about last years team, was it wasn't a "boom or bust" roster. There was only one major player headed to free agency (Ellsbury) and although it goes without saying that leaves a hole, it could have been much, much worse. It usually is, after all, with Championship teams. A key pitcher, a hole left by trading top prospects, a middle of the order bat. The issues are usually pretty glaring.

 

Not so for these Sox.

 

In some areas, they may actually be better. I would argue that their bullpen looks better than last year (more minor league depth, proven closer). Their starting pitching could be deeper, especially if Buckholz gets through the whole season. Right there, they would be better I think. And the younger players in the lineup are seasoned enough to be quite productive. In theory.

 

Problem is, they don't play these games on paper.

 

 

Obstacles to Repeating

After years of really getting bit by the injury bug, last year was basically trouble free. Well, at least for the line up it was trouble free. Basically your backup catcher missed half the season, and some guys played through some stuff, but the starting 1-9 was there at the end, looking little different than they did at the start. Chances of that happening again? Slim and none.

 

This is a tough group, no doubt. Ellsbury, Pedroia, Ross, Salty, Victorino, all had well publicized injuries that they played through. I think Lester had some dead arm in the second half. And I'm sure there were others. But injuries happen to ball players, and two years in a row without a guy out for good sounds too optimistic to me. Ortiz and Napoli are prime candidates. AJ Pierzynski has been durable, but he's got lots of grey hair (figuratively) and is a concern. There's no real replacement for any of those guys either - Mike Carp may return to his historical numbers, Ortiz is irreplaceable, and catchers are hard to come by.

 

And it's not like the Rays imploded either. They will be tough again, and maybe better than last year. I will be anxious to scout them this year, and figure out if they have the bats to make them the favorites in the division.

 

 

Yankees a Mess; but probably an Improved Mess

 

 

Every once in a while, I wonder who's 8-year-old is running the Yankees. This is one of those years. As if they didn't have enough old players to unload, they figured they pick up a few more. And the players they got that aren't old, will sure as hell be old by the time their contracts are up. The best thing to happen to them is A-rods full suspension, but that will only serve to get the juices really flowing in 2015. Count on him being a constant distraction all year.  They are going to be paying hiim 20 million Plus to sit on the bench in 2015, and I can't wait.

 

Don't get me wrong. McCann is a very good catcher - and they needed one - but there aren't many that can match Posada's durability. Paying all that money to someone who won't be able to catch everyday (or shouldn't catch everyday) is very risky. And the Yankees had better hope he is the "answer" at catcher, a position that has been gloriously suspect of late.

 

Ellsbury makes sense; at least for now. he improves every team, and they won't have to worry about his contract for a while. Players seem to get hurt less often in the confines of Yankee stadium, so he should be fine.

 

Oh man, though, do they have issues. They have no one to play third (no one who can hit), Jeter may be optimistic, but I can't say the same. It's not clear to me Nova is a number 3 starter, let alone who are they going to plug in to four and five. And at long last, a season without Rivera. With his typical perfect grace and timing, he seemed to know his arm was out of gas, and left if not on top, quite near it. Robertson is a very, very, good pitcher. But there may never be another like Rivera, whose consistancy and durablity may never have another likeness. First ballot HOF when the time comes, I've no doubt.

 

Giradi and Cashman will both be tested this year, but as in last year, the Yankees look to me like a house of cards, and if a few fall from the bottom, so will they out of the standings. I'd rather have the Orioles roster and contracts than the Yankees, and I'm sure Cashman probably thinks that way too sometimes. Make no mistake, they are jammed up at too many positions and already chock full of contracts that they can't move. Should be fun to watch!!

Natick, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Natick Market Report

I enjoy doing the Natick reports. The only problem is I don't like to be WRONG, so I try to avoid it as much as possible. Natick keeps making me look pretty dumb, for a simple reason.

 

The market keeps getting tighter. Despite what should be possible, each report since May 2012 has shown an increase in the HSI, and it's not like it started at a low base. Here's the chart, and yep, we set another all time, all town record. 321 for the HSI, so we have broken the 300 barrier. YIKES. Pretty amazing. Let's see if they can beat it next time (hint: no way).

If you're wondering why Natick set a record, it's because of the inventory. With active homes at just 25, (only 1/4 of what they were in 2011), there's nothing to buy. What does come on, goes right off. At 50 Days on Market for solds, that's pretty unbelievable too.

 

What doesn't make sense is the slow pace of price rises in Natick. Prices are up, but not as much as they should be, and it is very strange to me why sellers are not pushing the market up. Natick sellers! These numbers say you are leaving money on the table!! (Why would you do that???) Ah well. We'll see if they listen this time.

    The lack of rising prices has me puzzled in Natick.

    They are going up - but not fast enough to level out the

    demand.

  • The Average number of Days on Market was 50 days for just SOLD homes.
  • There is an Average Market Time of 106days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $264 (vs. $262)
  • There was an Average Sold Price of $542,965 for sold homes.
  • Natick, MA, has 0 properties advertised as lender owned or foreclosure (typically foreclosure) .
  • Natick has 0 properties advertised as a short-sale is going to be needed by lender.

Medfield, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Medfield Market Report

I was anxious to see the Medfield report; as it is one of the towns furthest East, to see if there's any changes on the Horizon for Metrowest. Short Answer: Nope.

 

The HSI is still near its peak, while the number of properties for sale

have fallen 50% from two and a half years ago.

What we've got here is more of the same. Falling sales transaction volume, but inventories of homes for sale are falling just as fast. Meanwhile, sales pressure doesn't look to be softening too much, as the days on market for solds actually fell down to a fast moving 89 days.

 

Prices are still up, but not as much as they were.

Harbinger of things to come or seasonal swing?

 

I broke out the price changes in Medfield in a separate graph. There was some settling of prices, but we are still up sharply from a year ago. It is worth noting, though, that this has been the sharpest pull back that I think we've seen so far this year.

 

With an HSI of "only" 118, one of the coolest markets in Metrowest, I might say that things were headed in a different direction. But it's the lack of inventory - at a record low in this report, that remains the story. Only if that picture changes will we really know if last year was a complete anomaly.

  • The amount that was paid in Dollars per Square Foot averaged $246  (vs. $255 )

  • Medfield ,MA, has 1 properties (vs. 1 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .

Marlborough, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Marlborough Market Report

The first report in February sticks with the existing trends for the most part. What continues to be the most important line on the charts is the inventory line, which tracks the numbers of homes for sale on the market. In Marlborough, it's at a new low: just 50 homes, down two-thirds from when we started tracking. For home buyers, that's not good!

The falling number of homes for sale has the Marlborough Homes Market heated up, with no

relief in site for home buyers.

But for home sellers, it's very good! And it often works that way. All the market numbers are trending the way of sellers, but we did see a flat reading on home prices (down $1), which I still thought would have been up.

 

Marlborough for sure has not run up as much as all the towns that surround it. Sudbury, Southborough, Northborough have all had good price runs. That means despite the competition, buyers may still want to look at Marlborough for value, as it is likely to go on a run this year. With out more inventory, there are serious price pressures for sure in Marlborough.

 

Home sellers: Call me! Selling your home in Marlborough hasn't been this easy in almost 10 years.

Hudson, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Hudson Market Report

What to make of the Hudson report? Things are not adding up in this report, which is certainly not the norm. Is this the start of a larger trend? Is it an outlier? Let's see what we can figure.

While the number of homes for sale continues to fall, prices have taken an unexpected dip.

First thing I notice is that the HSI is down. That's no biggie. The HSI's have all been sky high, and dropping from the 150's to the 130's is hardly earth shattering. The second thing I look at though is: $/sq foot have fallen sharply, giving back all the gains they have made in a year and a half. That is something we have not seen anywhere. A pull back from the season peak, yes, but not such a big fall.  This isn't too small a town either, with 80+ sales, there should be enough data to mark the trend accurately.

It's not the only sign of weakness either. Houses that are still sale are averaging 174 days on market, up sharply from 113 in the last report. There's something go on in Hudson, but I'm not exactly sure what it is yet. We'll check in soon to see if this is a data anomaly, or a larger sign of weakness. On the plus side of the ledger, sales remain strong and inventory is the lowest since I've been tracking it. 75% lower than the peak. That's consistent with the other towns, so the drop in prices is downright odd. Ah well, there's always a black sheep in these reports, this time, it's Hudson.

  • There is an Average Market Time of 174 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $159 (vs. $171)
  • There was an Average Sold Price of $321,970 for sold homes.
  • Hudson,MA, has 3 properties (vs. 3 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Hudson has 2 properties (vs. 1) advertised as a short-sale is going to be needed by lender.

Hopkinton, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Hopkinton Market Report

Pop Quiz! If I said that the number of home sales in Hopkinton had declined by 25%, would you think that is bad or good for home sellers? If you answered that it would be bad, you would be wrong. If you answered that it was good, you are also wrong.

Changes in the volume of home sales, also known as transaction volume, don't necessarily tell you squat about what is going on in the market as far as prices or underlying demand. That doesn't stop most news outlets from quoting you the actual transaction numbers. "Housing starts are up 3% this March vs. a year Ago" or "Existing home sales fell this November by 10%". These numbers, in isolation, are pretty much meaningless. When you combine transaction volume with a look at the number of units on the market however, you get some real actionable information. And that's what we have here.

 

Hopkinton actually saw the HSI go up in this report, even though lower sales transaction volume should push it down. Why? The number of active properties for sale fell too - even faster than the transactions. With so few homes for sale, sellers remain in charge in Hopkinton, and thus the HSI stays quite high. We also see prices up some more, which means they are now up 14% in just two years.

  • There are 41 homes listed as For Sale in Hopkinton.

    Interesting that we just had a snow storm that no

    one knew was coming.  How is that possible?

  • There have been 116 houses sold in the last 6 months, and 61 homes sold in the last 3 months.
  • The Average number of Days on Market was 71 days for just SOLD homes.
  • There is an Average Market Time of 232 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $208 (vs. $203 )
  • There was an Average Sold Price of $547,097 for sold homes.
  • Hopkinton, MA, has 1 properties (vs. 0 in the last report) advertised as lender owned/foreclosure (typically foreclosure) .
  • Hopkinton has 3 properties (vs. 2) advertised as a short-sale is going to be needed by lender.

Holliston, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Holliston Market Report

Well Holliston has really blown out the numbers this fall. This is primarily to the new construction on the east edge of town that has been selling like hotcakes. The large volume of sales - and the lack of any housing to buy - has pushed prices up and the HSI is out of sight.

That should continue to mean good things for home sellers, and home buyers - who had some options last year in Holliston - may not see as much hang around this year.

Prices are up a full 10% from last year, a pretty amazing jump. And yet prices rises look to continue ih Holliston.

Grafton, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Grafton Market Report

Grafton actually looks like there's been some softening according to the HSI, but it's not because the market is getting that much softer. Grafton has what so many towns are lacking - inventory. Specifically new construction. There's lots of it being advertised and sold. In fact, about 30% of the actives are new construction, and they likely represent far more available houses for sale. This will keep a lid on prices in Grafton - probably - as the builders initially try to build up there numbers under contract.

very positive for home sellers.

Once that process is in place though, we'll see prices move a bit, but not as much as they might have, as the supply keeps prices from running away. But in prices ranges where there is no new construction competition, the market is very, very tight. So sellers will be pleased with traffic and prices in those ranges.

Also to note is a surprising uptick in foreclosures and short-sales - which we have seen sporadically throughout the area. It's noticeable here though.

Framingham, MA - Home Sales and Real Estate Market Report (January, 2014)

Homes For Sale in Framingham Market Report

Perhaps, I thought, Framingham might cool off in the fall. After all, it is a seasonal slow spot. But Framingham is just too hot.

 

New graph style!  Cool right?   Sales (yellow) are down, but so are actives (green) - having fallen

67% since July of 2011.

Yes, technically the HSI fell 6 points, but it's over 200, and since sales have fallen by over 100 houses, it would make sense that things would be cooler. Except that the active properties have ALSO fallen, and that means the status quo remains.

 

Home Buyers will have a very difficult time in Framingham, and as before in the last report, I would encourage you to keep your options open. Although prices stalled in the last 3 months, with so little inventory, the stage is set for more price ranges, with this type of demand. Might be a good time to look around. Home Sellers, on the other hand, don't need to wait for the leaves and flowers. The buyers are ready for you right now.

  • The Average number of Days on Market was 61 days for just SOLD homes.
  • There is an Average Market Time of 109 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $196 (vs. $198)
  • There was an Average Sold Price of $370,833 for sold homes.
  • Framingham, MA, has 1 properties advertised as lender owned/foreclosure (typically foreclosure) .
