Biggest Bounce in Prices Since 2012

I thought I'd update the bounce in price graph that I did a six months ago.

 

There some interesting things that we see when we look at the old chart and the new one back to back. Let's take a look!

Most Interesting Things to Note

 

  • Boylston remains at the top - but has slowed it's gain.  As noted in the last report, some of the Worcester Suburbs did the best because when I started the baseline for the report, they had done the worst.  As we go on, I expect them to fall back to the pack some what, but they got an awfully good jump on everyone.  
  • No more decreases: Everyone is even prices or better in the new report.
  • Most towns between 6-12% price growth since 2012.  Feels about right to me!
  • Framingham and Ashland have surged since the last report.  Ashland was behind in the data cycle, but it looks right now.
  • Holliston has a big surge: Much of this is driven by the new construction sales in Holliston, which have really moved up the numbers, but still, a sharp jump in prices for Holliston, which can't be explained by the Worcester Suburb theory!
  • Westborough still dragging.  There have been plenty of price pressures, but prices have moved only 3% in Westborough.  This makes no sense to me, but there it is.
  • Medfield has actually fallen back a bit, and is now in the middle of the pack.

Hottest Towns to Sell Your Home In Metrowest: Where are the home buyers looking the hardest and most aggressively?

It has been a while since I've updated this chart, and boy how the numbers have grown.

 

Last year's post is here, but I'll put the two graphs next to each other here so people can see the difference.

 

First, this year's ranking:

 

And where we were about this time last year:

 

 

Things to note (in no particular order) between the two:

 

  • Natick and Framingham remain in the top 3, with Natick holding on to the number 1 spot.  Last year of course, Natick was at just 200, with Framingham close behind.  This year, Natick is over 300, while Framingham increased slightly to just over 200.  
  • Upton and Westborough made the largest leaps, Westborough was from 80, forth coolest market, to 171, which makes it the fifth hottest market. Upton jumped up from dead last to 6th.
  • Last year, the number of markets that were above 150 were only five - Shrewsbury, Hopkinton, Millis, Framingham and Natick.  This year, there are six, with three close behind in the 140's
  • Last year, there were 5 towns under 95- towns that were legitimately "neutral" or even seller's markets.  This year there only Northbridge is under 95 - at 92 - and that is only because there is so much new construction going on.  
  • The average HSI is 145, up from 128 in the last report.  But taking Natick and that number is less impressive.  Things are pretty close to where they were last year, but prices are higher (prices not shown in this chart.  Maybe next week!
  • Buyers should think about adding a town or two that is near the bottom of the pack to their search list - the best deals are likely available in these towns, at least for now!  Unlike last year, there are no "easy" towns to find a house in, but there are some that are not as hard.
  • To Show you how things have really changed, let's look at the first Home Selling Index Graph here, in 2012.  Only 3 towns had an HSI above 90, whereas this year they all do. Natick was the only town to post a score above 100.  Quite the change in two years.

Sutton, MA - Home Sales and Real Estate Market Report (March, 2014)

Homes For Sale in Sutton Market Report

Turning our gaze Westward at a true Worcester suburb, we look at the market for Sutton.

 

Sutton really has not participated in the real estate recovery very much. Prices are about where they were in 2011 in this report, although they have bounced around a bit.

Prices have stayed flat, and with the HSI headed in the

wrong direction, they are likely to stay that way.

Like the other towns, Sutton has lower inventory. Unlike the other towns, Sutton's number of house for sale is actually up a bit in this report.

 

The HSI here is also back under 100, and that is something we have not seen very often. Sutton however has only cracked 100 once, and that was in the last report.

 

 

 

The HSI tells you the story with the prices - the market just hasn't heated up hot enough for long enough to get home prices moving. Sutton isn't a buyers market - but its quite a bit easier than many of the towns we are tracking here on the blog.

  • There is an Average Market Time of 149 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $155 (vs. $159 )
  • There was an Average Sold Price of $295,090 for sold homes.
  • Sutton, MA, has 2 properties (vs. 0 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Sutton has 0 properties (Vs. 0) advertised as a short-sale is going to be needed by lender.

Sudbury , MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Sudbury Market Report

 

The Sudbury Real Estate Market checks in and looks more like Southborough than Natick. Home prices in Sudbury and Southborough are quite different, but the supply/demand balance - the forces acting on those prices - are pretty similar.

Like Southborough, we see prices continue to move up, but gradually. Also like Southborough, the HSI's isn't all that mind numbing with what we've seen elsewhere. Other similarities include the low inventory levels (every chart seems to have that) and the decline in transaction volume, which we are seeing everywhere.

An interesting bump appears in bank impacted inventory at this report - but Sudbury has had so little of the stuff I guess it's not that surprising. Had nowhere to go but up!

 

The forecast in Sudbury remains the same as in Southborough too: Seller's will be getting lots of attention, especially under 800K. Demand exceeds supply until further notice!!

  • The Average number of Days on Market was 111 days for just SOLD homes.
  • There is an Average Market Time of 212 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $239 (vs. $236 )
  • There was an Average Sold Price of $716,966 for sold homes.
  • Sudbury ,MA, has 2 properties (vs. 0 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Sudbury has 1 properties (vs. 0) advertised as a short-sale is going to be needed by lender.

Shrewsbury, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Shrewsbury Market Report

Shrewsbury is up, and as one of the larger towns we cover, is usually a good barometer of the mood out there for buyers and sellers. Here's what we see:

The Home Selling Index is down - but with very little to buy in Shrewsbury, that's going to happen.

Hmmm...

 

We see a lower HSI (but not exactly "low" at 147. We see inventory at 64 homes - less than 25% of where we started in 2011. Overall though, there's two numbers that jump out to me. The first is prices - prices continued to move higher, to $190/ sq foot. That tells me buyers aren't taking their foot off the gas in Shrewsbury. If they like it, they are paying the price. Also worth noting was the high (relatively) days for sale of the properties that are currently on the market. At 173, that's getting up there, so I did some additional research. There's one property that's been on the market for 2000+ days. If I take that out, we drop to 140. That makes more sense. OK, no big deal.

Hopefully the sellers are ready to get out there. Looks to me like the market could use some home sellers in Shrewsbury.

  • The Average number of Days on Market was 92days for just SOLD homes.
  • There is an Average Market Time of 173 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $190 (vs. $186 )
  • There was an Average Sold Price of $429,339 for sold homes.
  • Shrewsbury, MA, has 2 properties (vs. 2 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Shrewsbury has 1 properties (vs. 2 ) advertised as a short-sale is going to be needed by lender.

Northbridge, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Northbridge and Whitinsville Market Report

Taking a peek at Northbridge real estate, we see improving trends for existing home sales. Remember, there's a lot of new construction being marketed in Northbridge, so these reports always look softer than they are.

Rising Prices show demand, even if the HSI isn't a stunner.

Even with all the new construction, the active number of properties has fallen to all time lows since I've been tracking. You can see it's affecting buyer behavior too, because prices are continuing to climb. If I was a buyer interested in New construction in Northbridge, I might think to ask for a lot of extra upgrades. After all, you could just go to the next builder. Right?

 

Still quite a few short-sale in Northbridge, but the rise in prices probably means they'll go soon. We'll see this spring.

  • The amount that was paid in Dollars per Square Foot averaged $157 (vs. $154)
  • There was an Average Sold Price of $326,139 for sold homes.
  • Northbridge, MA, has 1 properties (vs. 1 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Northbridge has 4 properties advertised as a short-sale is going to be needed by lender.

Projected Red Sox Lineups for Opening Day

 

Who will bat leadoff for the Red Sox?

 

Ah, one of my favorite rituals of spring training is figuring out the opening day lineups. I've already noted that I expect more injuries this year to the lineup, but here's what we have.

 

With Ellsbury out, the Sox will most certainly platoon the leadoff spot, so I have two lineups here. Also, I'm assuming Stephen Drew goes to the Mets. The Mets are desperate for a SS, and just don't see that desperation for the local nine.

 

Vs. Left Handers

 

1. Shane Victorino (S)/(RF)

With a get on base at all costs attitude, and a .380 OBP against lefties over the last two years, expect Shane to get the Sox off to a good start.

2. Dustin Pedroia (R)/(2B)

Always like Dustin in the #2 hole.

3. David Ortiz (L) / (DH)

Those who follow the blog know I like to put the best hitter in the 3 spot. The guy who batted .688 in the world series and had a 1.206 OPS in one of the best pitched post-seasons I've ever witnessed? He's your best. Do I expect some fall off this year? An epic slump or two? Yes. But the Sox will deal with that when it happens and not before.

4. Mike Napoli (R)/ (1B)

Among the league leaders in pitches seen, with plenty of thump to protect Ortiz.

Spring Training is almost here!  Now if only Spring

would get here.....

5. Jonny Gomes (R) / (LF)

Gomes, offensively, had an fairly unremarkable offensive regular season last year, even if he did have the knack for the big hit. He did, however, hit just as well against lefties and righties, but historically he bashes lefties much more consistantly.

6. A.J. Pierzynski (L)/ (C)

Too many right handers! Gotta put A.J. Here.

7. Xander Boegarts (R) /(SS)

Boegarts is down at #7, where he gets the nod over Middlebrooks (I expect him to get a higher OBP even in his rookie season). The big question? Will he hit so well it's hard to keep him here? Realistically, he could only move up because of injury, but I was truly floored by his command of the strike zone and can't wait to see his AB's this year. I'm not going to say "star" or "core player" just yet, but the kid OOZES potential.

8. Will Middlebrooks (R) / (3B)

If Will gets hot, fixes the holes in his swing, he'll jump up and hit #5 or #6. Even money on that, but if he's hitting you can't leave his power in the #8 spot for long. Last year though, when dropped down in the second half, Middlebrooks hit much, much better.

9. Jackie Bradley, Jr. (L) /(CF)

Ellsbury's replacement he is not, but he is a talented rookie how is the perfect fit in the #9 spot. You could switch JBJ and Middlebrooks, but I think it would be done this way.

 

Vs. Right Handers

 

1. Daniel Nava (S)/(LF)

A ridonkulous .894 OPS against righties last season, with a .411 OBP. Not sure if he can do that again, but the spot is his to lose against righties. Amazing he's going to sit on the bench for half the games.

2. Shane Victorino  (S)/(RF) 

The Sox used Shane in the #2 hole extensively last year, and it was a really good success.  It moves Ortiz out of the 3 hole, but he gets to bat clean up against righties, and that is not so bad.

3. Dustin Pedroia (R)/(2B) 

4. David Ortiz (L) / (DH) 

5. Mike Napoli (R)/ (1B)  

6. A.J. Pierzynski (L)/ (C)

He should be good for 15 homers this year at Fenway, bats lefty, and hits lefties and righties equally, so # 6 can be his spot for now.

If Ross is catching. Ross, not mentioned in the lineups, could probably bat #8, but I think he'll be in the #9 spot, because of all the righties down there.  You might see Shane drop down moving up 3,4, and 5, and then 5. Middlebrooks (r) 6. Victorino (s)  7. Boegarts(r) 8. JBJ (l) 9. Ross (r), . Shane deserves to bat higher than Will, but the L/R is tricky to manage at the moment.  Ross has enough thump to bat 8th, but I have to think avoiding 3 righties in a row will be on Farrell's mind.

7. Xander Boegarts (R) /(SS)

8. Will Middlebrooks (R) / (3B)

Will probably stays in the #8 spot against right handers, where he struggles more.

9. Jackie Bradley, Jr. (L) /(CF)

Certainly worth noting here that if JBJ gets off to a good start, he is also a candidate for moving up in the order.  It would have to be pretty substantial though, because his natural "switchmate" is Victorino, and you're not going to have Victorino hitting 9th unless he's hurt or JBJ is really coming into his own.

 

It's worth noting, that with Nava and Gomes platooning, and Mike Carp still on the team, Farrell could be less concerned about stacking the bottom of the lineup with righties when it's healthy.  If any other team tries to take advantage of a run of righties with the bullpen, he's got the bench to deal with it.  He did this a lot last year - and I expect quite a bit of that this year too.  While many of the Sox are very good players, you have 4 young and/or not necessarily established players (Nava, Middlebrooks, JBJ, Boegarts), and 3 team first guys in Victorino, Gomes, Pierzynski.  What that basically means is that Pedroia, Ortiz and Napoli will stay in their spots, but everyone else can be moved around if need be - and no one is going to complain much, if at all.  A manager's dream from that perspective.

Northboro, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Northboro Market Report

Northborough checks in with some disappointing news for sellers (It's so hard to follow Natick....). The market has pulled back from it's late resurgence this year. Prices have pulled back a bit, and homes are sitting around a smidge more. Combine that with falling transaction volume, and we have a 30 point drop in the HSI.

Now let me be clear: The market isn't BAD for sellers. It's just not as good as it is in many of the other towns in Metrowest. What that means to me is that Northborough is likely to remain one of my "top value" spots in 2014. There's a lot to like in Northborough !!! (See previous posts for more info). 

And with prices not having run up as much or as fast as the neighboring towns, it remains a solid value for buyers who should put it on their home search map.

  • There are 33 homes listed as For Sale.
  • There have been 89 houses sold in the last 6 months, and 42 homes sold in the last 3 months in Northboro.

    Homes in Northboro won't break the bank

    this year.  They remain good values and a recommended

    buyer location.

  • The Average number of Days on Market was 98 days for just SOLD homes.
  • There is an Average Market Time of 156 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $189 (vs. $195)
  • There was an Average Sold Price of $393,046 for sold homes.
  • Northboro, MA, has 0 properties (vs. 1) advertised as lender owned or foreclosure (typically foreclosure) .
  • Northboro has 1 properties advertised (vs. 1) as a short-sale is going to be needed by lender.

Southboro, MA - Home Sales and Real Estate Market Report (February, 2014)

Homes For Sale in Southboro Market Report

As we look in the middle of our area, we take a glance at Southborough. Southborough is small, and not always representative, but is one of the reports I tend to scrutinize closer. As the most eastern "Worcester County" town, it can be a hallmark of how things are going to go around 495 and west. Let's take a look.

 

Active properties fall to the lowest level in two years, putting a crimp in

transaction volume.

Right off the bat, I notice one of the lower HSI's that we've seen in this round of reports. At 105, Southborough looks positively pedestrian compared to Natick's 300. Prices are

still rising though, and rising prices through the fall typical indicates that there are certainly price pressures in Southborough. Really, the days on market for the active properties is very short, just 136 days, showing that the sellers are under very little pressure to cut prices.

 

I think on balance, even though the HSI is lower, Southborough still looks like a very difficult market for buyers - and a very favorable one for sellers. One of the trends that Southborough does mirror is the inventory line - it is at the lowest data point since we've been tracking.

  • There are 31 homes listed as For Sale.

    Pressure on real estate home prices and

    home buyers remains in Southborough

  • There have been 56 houses sold in the last 6 months, and 28 homes sold in the last 3 months in Southboro.
  • The Average number of Days on Market was 96 days for just SOLD homes.
  • There is an Average Market Time of 136 days of the homes For Sale (currently for sale).
  • The amount that was paid in Dollars per Square Foot averaged $220 (vs. $217 )
  • There was an Average Sold Price of $597,006 for sold homes.
  • Southboro,MA, has 0 properties (vs. 0 in the last report) advertised as lender owned or foreclosure (typically foreclosure) .
  • Southboro has 0 properties (vs. 1) advertised as a short-sale is going to be needed by lender.

Millis checks in with a big drop in the Home Selling Index - the HSI - but is it that meaningful?

On the chart, we see the HSI take a big dip, from 180 to 132. Does that mean Millis is headed in the wrong direction for sellers?

 

Not exactly. Millis is a very small town, and the numbers can and do jump around a lot. But if we look at the full picture, we see things have not changed very much.

Sales are down, but so the number of active properties on the market is just 14 - same as last month - so we're not see anything improving their for buyers. Like many of the towns, there's an inventory shortage. Days on market is just 71 days for sold properties, indicating buyers are moving fast when the right property is available. And prices have not pulled back, they have stayed strong.
